A government shutdown can cause some short-term delays, but it doesn’t stop the housing market.

During the last 35-day shutdown, home sales dipped briefly, then bounced right back once the government reopened.

It’s a good reminder that real estate keeps moving, even when things feel uncertain. The market has a way of finding its footing again.

Mortgage rates just had their biggest one-day drop in over a year.

They fell to the lowest they've been since last October.

And that shift matters. Compared to when rates were at 7% earlier this year, that could mean your future monthly payment is now about $200 lower.

You may have seen headlines about foreclosures rising, but here’s the truth.

Foreclosure headlines sound scary, but the data tells a calmer story.

Yes, FHA loans are showing more late payments than normal, but delinquencies across all other loan types remain stable.

And since FHA loans are only about 12% of mortgages nationwide, this isn’t the start of a new crisis.

Of course, no one wants to see anyone face the challenges of foreclosure. But the big picture: there isn't a big wave of foreclosures coming, and the broader market looks nothing like 2008.

Nearly half of sellers today are making concessions to close the deal, whether that’s covering closing costs, offering repairs, or even throwing in a few extras.

Why? Because buyers have more options now, and standing out takes strategy.

The good news is, with prices still up roughly 55% over the past five years, most sellers have room to negotiate and still come out ahead.

Are you or someone you know looking for an income property with renters in place? The unit on the right has new interior paint and flooring. Both units have newer HVAC systems. This duplex is located in Mountain Home. Contact me to take a look 🙂

Nationally, the housing market has shifted over the last year. There are more homes for sale, price growth is moderating, and homes aren’t selling as fast. Do you want to know how our market compares? Let’s connect.

Wondering if the election is going to have an impact on the housing market? Here’s your answer. Usually, it only has a small and temporary effect.

Sales usually slowdown briefly, but rebound fast.

Prices tend to stay on their current trajectory for your market.

And mortgage rates often trend down in the months leading up to the election.

There’s some misinformation out there and it’s time to set the record straight.

If you think home prices are going to crash, you should know the national data doesn’t support that theory. There just aren’t enough homes on the market today.
