A few months from now I’ll celebrate my 10th anniversary of licensure in this wild industry. Feeling grateful for all the partnerships with clients and other real estate adjacent professionals that have propelled me forward. Thank you Hartmanlaw for hosting the recent headshot session - when I saw the preview I said to the photog, Jerry: “Aw! I look like me.” 🥰

I’ve aged some since the day I had my first headshot taken, but I prefer to think of it as becoming seasoned. 💪🏻💪🏻

What a special property this was! We knew going into listing that, based on the comps and market conditions, it was either going to sell in 1 week, or 6 months. 😆 It was the latter. My clients were absolutely WONDERFUL to work with. Firstly, they took great care of this property during their 8 years of ownership. Once we started prepping for market, they listened to advice and presented a property that was photographed beautifully, poised for success. During negotiations, they remained consistent, calm, and patient and ultimately secured a buyer who was so happy on closing day that she jumped for joy! It was a fabulous conclusion to a long listing period and continually fluctuating market conditions. I was so proud to list this property and grateful to be able to shepherd the transaction all the way to closing day.

Last night was our annual awards recognition gathering. I have to admit, I was super curious to know where I stood last year - 2025 was a curious year for residential real estate. I think it was my most enjoyable year yet! I worked with so many lovely people and most importantly, half a dozen of my friends chose me to be their REALTOR! By the numbers, that amounted to over 4 million in volume sold, placing me second at the Calhoun brokerage, and fifth overall for volume/transactions across our 4-office brokerage of 160+ agents. I also capped, which means I hit the ceiling of what I owed my brokerage in splits for the year. 🎉

What’s all this even mean though?

All I really want you to know is that it means that I am doing real estate full-time, every day, and if you call me and say I have X real estate question/need, I’m confident that I can get it handled with you.  About half of my business is working with our military veterans seeking to take full advantage of the VA loan program. Another large portion of my business is families with an estate listing they want or need to divest. And of course, I love my first time homebuyers! But regardless of where you fall on that spectrum, please know: I am dedicated to doing the absolute best job I can for you and I will do what it takes to protect your interests through every step of any transaction!

Last week I closed my first veteran of the year. We did a whirlwind weekend of touring houses, 7 total in 3 counties - just to go under contract on the first one we walked into. 😆 This transaction was smooth as silk! Couldn’t ask for a better start to my VA loan closings for the year!

I love supporting my veteran clients through the VA loan closing process. It’s a small way I can express patriotism and hold our government accountable to the promises our soldiers were made when they put their lives on the line for our country.🇺🇸

Maybe every agent feels this way, but humor me for a second when I say: I have the BEST clients. We have a lot of fun while also getting the job done!

This couple called me on Christmas Eve last year about a property that I had to talk them out of buying. 😆 Maybe you’re not expecting to hear a realtor say that they would talk someone out of buying a property? But I for sure knew that that was not the property that they needed to buy. We proceeded to forge a connection that was strong enough to last the nearly one year process for us to find the RIGHT property for them to buy!  They were extremely receptive to my advice and guidance, did absolutely every step of the process with flawless precision, and as a result of the teamwork between us and our lender and attorney partners, we had essentially a seamless transaction. 👏🏻👏🏻👏🏻

Also? Because of that top tier lender partner, this couple was able to purchase a home in the qualifying USDA area for 0% down, and only had to spend about $2,000 cash money out of pocket. In this economy?? That’s incredible!

❤️🏘️2025 Round Up🏘️❤️

I’m so grateful for how my business sustained through this year’s very challenging market! Here are some of the stats and highlights:
⭐️16 transactions, split evenly between buyers and sellers
⭐️6 transactions with friends 😍
⭐️5 transactions from referrals from past clients/colleagues/sphere🙌🏻
⭐️3 transactions with veterans I served through the Veterans United referral network🇺🇸
⭐️1 transaction with a repeat client (buyer turned seller)👍🏻👍🏻
⭐️1 transaction from a sign call on my listing🪧

I had 2 additional listing clients that didn’t close, both from the Veterans United network. One was withdrawn because of a tricky tenant situation, and another expired after 180 DOM. That expired listing humbled me.

Just for funsies, here are a few of the “interesting” situations I managed this year:
😱 Executing a bill of sale at closing because a former seller wouldn’t respond to demands to rectify title history on a mobile home
🫣 A “frankenhouse” that started as a mobile home and ended as a stick built and therefore required 100+ phone calls
🤬 An attorney threatening my client
🤥 A buyer who was absolutely a liar (not my client)
🤑 The IRS confusing my buyer with his twin brother
🧐 A house whose address was wrong/different in every public record
😅 Government shutdown threatening to slowdown FHA loan approvals

But - we made it! For your scrolling pleasure, here are the 16 homes I had the pleasure of adding to the SOLD column in 2025! I don’t take a single one of these clients for granted. This year tested the resolve of those of us in real estate but I found so much joy in the hustle!
