Sunny days make every home look a little prettier.

Rainy days can tell you more.

If you're seriously considering buying a home, touring during or shortly after rain gives you a real-world opportunity to observe how the property handles wet weather — and potentially spot things you'll want your home inspector to investigate further.

☔ What can you observe on a rainy day?

🪟 Windows & doors — moisture, dripping, staining or water around frames and thresholds

🏠 Ceilings & attic areas — fresh staining, dampness or other possible signs of roof leakage

💧 Basement & crawlspace — dampness, seepage, musty odors or water intrusion

⚙️ Sump pump — rainy weather may give you an opportunity to see whether water is entering the pit and whether the pump is operating

🌧️ Gutters & downspouts — overflowing, leaking or water being discharged too close to the foundation

🌳 Yard & grading — standing water, soggy areas and whether water is flowing toward or away from the house

🚗 Driveways, patios, walkways & garage — areas where water pools or enters

☀️ Natural light — how bright does the home actually feel when the sun isn't helping?

A rainy-day showing doesn't replace a professional home inspection, but it can reveal conditions that simply aren't as obvious on a beautiful sunny day.

So if you have homes scheduled to see and rain is in the forecast?

Keep the appointments. ☔🏡

☔ Rainy-day courtesy: bring your umbrella and be prepared to remove wet shoes when entering someone's home.
