I’ve been wanting to share this because I’m seeing more and more families face situations like these.

When you work with older adults and their families, you quickly realize how many important decisions can suddenly collide at once — health, memory loss, caregiving, estate documents, finances, the family home, and sometimes disagreements between adult children.

These are composite examples based on situations I encounter. Details have been changed to protect privacy.

What they all have in common is something I wish more families understood:

Planning before a crisis preserves choices.

It gives Mom or Dad the opportunity to participate in decisions about their care, their home, their finances and their wishes.

It gives adult children time to understand:
• Where the important documents are
• Who has authority to step in if needed
• Whether the home is still safe
• How future care might be funded
• What Mom or Dad actually wants
• Who needs to be part of the conversation

Nobody really teaches adult children how to navigate these transitions. And when dementia, caregiving, money and family dynamics are added to the equation, even loving families can struggle.

We can’t prepare for everything.

But we can have these conversations before every decision becomes an emergency.

Choice. Dignity. Independence. Family relationships.

Those are worth protecting.

If you have aging parents, perhaps this is a good weekend to simply begin the conversation.

Before I ever became a REALTOR®, I trained under two Ventura County appraisers to earn my own appraisal license, so I understand what's changing behind the scenes better than most. Real estate works best when agents and appraisers are on the same team, not opposite sides of a transaction, and there's a big change coming this fall that makes that teamwork matter more than ever. We will need to communicate with each other and provide information to the Appraiser to facilitate the process so properties are evaluated accurately. Previously, Agents had been asked not to communicate with the Appraiser.
