When you write an offer on a home, you're basically saying, "Dear Mr. Seller, I've seen your home, I like your home and I want to buy it, however my offer is contingent upon a few things... I'm not a contractor and I don't know a lot about construction, I'm not an electrician, I'm not a plumber, so I would like to get a home inspection to make sure all these things are in working condition.."
The beauty of a home inspection is that it allows for a second round of negotiations if there are issues with the home. It's extremely important that you talk to an experienced agent to guide you through this negotiation process.
