If you have owned your home in Camarillo for twenty or thirty years, your property tax bill looks nothing like what your new neighbor pays. That gap is Prop 13, and it is the reason a lot of people stay in a house that stopped fitting years ago.

Prop 19 is the part most people have never had explained to them. If you are 55 or older, you can take your assessed value with you to a new primary residence anywhere in California, up to three times, with a two-year window between the sale and the purchase. Buying something more expensive does not cost you the benefit either.

It is not automatic, and you do have to file with the county assessor. Check your situation with your tax professional, and if property taxes have been the reason you stayed put, call us at 805-977-6716.

You could hear screen doors going up and down the block. Living in Camarillo means a few nights a year the whole street ends up standing in the road looking north, while somebody's trash bins sit forgotten at the curb.

Vandenberg is about 90 miles up the coast, so we get the full arc right from the driveway. The climb, the separation, then that wide glowing plume once it clears the shadow.

We have shown homes all over this county for a long time, and this is still one of the harder things to describe to someone calling from Arizona or Idaho.

Things to do in Carpinteria, about 45 minutes up the 101 from Camarillo and worth the drive on a weekday.

Carly is home from BYU for the summer and gave up a day to show the coast. Betty Belts in downtown Ventura first for sea glass jewelry, then up past Rincon into Carpinteria, which is Santa Barbara County but sits right at our county line.

Downtown is Linden Avenue and you can walk it end to end. Acai bowls from Pacific Health Foods at 944 Linden, eaten on the sand at Carpinteria State Beach, then a long walk south at sunset.

Two things to know. Linden parking is gone by late morning on a summer weekend, and the harbor seals are watched from the bluff on the Coastal Vista Trail, not the beach.

If you know the Adolfo Glen tract off Rancho Calleguas, you know how few of those lots back to the creek. 493 Avenida Valencia is one of them. Calleguas Park on the side, open space behind, one neighboring home instead of three.
