Moving into a 55+ community is about so much more than just the house: it’s about the lifestyle you get to step into on day one.

While new construction is exciting, there is something special about the established 55+ neighborhoods here in Southwest Washington and the Portland metro area. In these communities, the "instant social life" is already built-in. The clubhouses are buzzing, the social committees are active, and the landscaping is lush and mature. You aren't waiting for a developer to finish the pool or for a neighborhood culture to form; it’s already here waiting for you.

Whether you’re looking for a quiet retreat or a vibrant social circle, I love helping my clients navigate the nuances of these established neighborhoods across both states to find the perfect fit. If you’re ready to trade yard work for a community that feels like home from the moment you move in, let’s talk!

If you’ve been feeling like you’re constantly racing against other buyers, it’s time to take a breath. We’re seeing a 28% surge in inventory across Portland and Southwest Washington, and that is a game-changer for you.

More homes on the market means the bidding war pressure has eased up. Instead of rushing to write an offer the second a house hits the market, you actually have room to negotiate. Whether it’s asking for help with closing costs or navigating through inspection items, the leverage has shifted back into your hands.

I’m all about an education-based approach. Whether you’re looking for your first attainable home or relocating to our beautiful area, I’ll walk you through every timeline and negotiation strategy before you’re in the thick of it. Let’s put a clear plan in place so you can find the right property on your terms.

Thinking of moving? I’ve even put together a relocation guide for both Vancouver and the Portland metro to help you get started. Message me if you’d like a copy!

Thinking about moving to the PNW but can’t decide between Washington and Oregon? It’s the "Which side of the river?" question I get asked most often by relocation clients!

Both sides of the Columbia River have a lot to offer, but they definitely have different vibes. Washington is famous for having no state income tax and a growing, suburban feel with incredible new construction: especially in areas like Vancouver. On the other hand, Oregon offers no sales tax and that iconic, lush, quirky Portland character we all love.

Deciding where to land depends on your lifestyle, your commute, and your long-term financial goals. Because I’m licensed in both states, I don’t have to pick a side: and neither do you until we find the perfect fit. I’ve even written relocation guides for both Vancouver and the Portland metro to help you compare everything from neighborhoods to school districts.

Whether you’re looking for a starter home or moving into a 55+ community, I’m here to guide you through the timelines and strategy for both states.

Let’s find your spot on the map!

Is waiting for interest rates to drop further actually saving you money? It’s the question I’m hearing most lately, and the answer might surprise you.

I get it: watching those numbers change is tempting. But here’s the reality of the "waiting game": when rates dip, the sidelines get crowded. That $450k to $600k home that feels within reach right now? It becomes the target for dozens of other buyers the moment rates move down a fraction of a percent.

Waiting often leads to:
- Increased competition and multiple-offer situations.
- Prices rising as demand outpaces supply.
- Losing out on the home you actually love while trying to time the market perfectly.

Usually, the increase in home price over that waiting period ends up costing more than the interest rate savings would have gained you. My goal is to help you look at the whole picture: timelines, financing, and strategy: so you can make a move that actually makes sense for your bank account and your lifestyle.

If you’re looking in Southwest Washington or the Portland metro, let’s chat about putting a clear plan in place.
