Here are a few things that I think are important when buying an investment property ➡️
I’m really working towards my mistrust in lenders😂 I work with so many first time homebuyers, and when I see a copy of their loan estimate and ask them **why they’re spending $10,000 on a rate by down??** 95% of the time these buyers have NO IDEA that they’re being charged points 💔 It breaks my heart. lenders are paid based on how high of a rate they can sell you, and one too many times I’ve seen buyers completely unaware of how to read those numbers. So when you’re dialing in your team, find Lender, you can TRUST- but more importantly, be educated and know how to read fee sheets on your own.

A smart Investor will look at a deal as a whole. They don’t always aggressively negotiate the purchase price, but also take a look at their closing costs, they’re right by down, potential cash flow they could be missing out on because their monthly payment is higher than it needs to be.
Slow and steady. I say this all the time, real estate is not as glamorous as people think! Wholesalers and property flippers tend to get huge payouts very quickly, but if you’re in the rental property game, most of the time it’s just slow and steady. AND THAT’S FINE. I speak with some investors who scoff at cash flow that’s only a couple hundred bucks a month, and most of the time, and most markets, that property is a gem 💎
If you see me walking down the street, I look like an average person. And that makes me proud. I do pretty well but *looking* wealthy and *being* wealthy is a mindset. I’m not saying you can’t do both!! But owning $700 shoes, while still a slave at your 9 to 5 is like hustling backwards. It’s signaling “look at all these nice things I have” that I can’t actually support unless I clock in for my boss.
