California recently approved new Zone 0 defensible space standards for many homes in wildfire-prone areas. Zone 0 focuses on the first 5 feet around the home — an important area for reducing the risk from wind-driven embers.

This does not mean homeowners need to panic or redo everything overnight. It does mean this is a good time to start looking at the space immediately around our homes and making thoughtful changes where we can.

Simple steps can include removing combustible mulch and debris, relocating firewood, keeping combustible furniture and planters away from structures, and using more noncombustible materials such as gravel, pavers, concrete or stone near the home.

For those of us living on the Central Coast, wildfire preparedness is part of protecting not just our own homes, but our neighborhoods as well.

Behind the Curtain Tuesday | Your REALTOR® does more than sell houses.

Most people see the visible side of real estate - listings, open houses, negotiations and sold signs.

But we also do advocacy work on behalf of property owners.

Across California, REALTORS® advocate on issues that directly affect homeowners - property taxes, housing affordability, insurance, HOA transparency and access to homeownership.

Recently, more than 12,000 REALTORS® contacted state legislators in just 24 hours to oppose proposed legislation that could have increased the cost of buying and selling property through higher local transfer taxes. The proposal did not move forward.

This is one reason me and my colleagues choose to stay involved beyond the work we do with our own clients. We believe our role includes paying attention, speaking up and helping protect the interests of homeowners.

Real estate isn’t only about helping someone buy or sell a home. It’s also about protecting the opportunity to own one.

As more homes come on the market with solar, it adds another item to a buyer's investigation list—especially when a lease is involved.

Owned? Great.

Leased? That's when I start asking questions.

What are the terms? What's the monthly payment? How does the lease transfer? Will that additional obligation affect the buyer's financing?

And don't assume every buyer wants to take on a solar lease.

Solar can be a great feature. We just want to know exactly what comes with it.

Behind the Curtain Tuesday | The Relationship You’re Not Thinking About

We hear it all the time: "Real estate is a relationship business."

Usually, we're talking about the relationship between an agent and their client.

But there’s another relationship happening behind the scenes — the one between the agents on opposite sides of the transaction.

One of the unexpected benefits of volunteering and being involved in my industry are the relationships I've built with other real estate professionals.

We meet at events like this one. We serve on committees together. We exchange ideas, learn from each other and sometimes become friends.

And then one day, we're sitting on opposite sides of a transaction, each advocating for our own client. Does knowing each other change who we represent? Absolutely not.

But professional relationships build trust. I know who communicates. Who follows through. Who picks up the phone. Who will work through a problem instead of creating a bigger one.

And they know the same about me.

That's a part of choosing an experienced, involved agent that buyers and sellers may never think to ask about.

Because sometimes the relationship that helps your transaction isn't only the one you have with your agent. It's the one your agent has across the table.

Truth Thursday
Here's a truth most people don't know about me...
I've quit real estate. Twice.

The first time, I returned to the nonprofit world. Let's just say I was completely out of my element. I think the organization was as relieved to receive my resignation as I was to submit it!

The second time, I went to work for my best friend in the mortgage business. I was there for only about six months, but it gave me an inside look at what really goes into putting together a residential loan. That experience has stayed with me ever since.

And then...
I came back to real estate.
I always do.

Looking back, we all know our career paths are rarely straight. Sometimes we have to make a left turn to get back on track.

🎬 Behind the Curtain Tuesday | What's in My REALTOR® Tool Chest?

One of the things I always keep in my car is my "RE Tool Chest."

No...it doesn't hold contracts. 😊

Inside you'll find work gloves, a measuring tape, cleaning wipes, basic tools...and yes, even a roll of toilet paper! ... It's definitely not the item used the most, but when someone needs it, they're always happy I have it!

After 20 years in real estate, I've learned that every day is a little different. Sometimes I'm measuring a room, tightening a loose handle, cleaning up before a showing, or solving one of those little surprises that no one sees.

It's all part of what happens...behind the curtain.

📊 Monday Market Update | Understanding Why Sellers Prefer Cash
One of the more challenging conversations I have with buyers is this ...

Sometimes we can write an excellent offer with a highly qualified buyer, a substantial down payment, and strong financing and it still may not overcome a seller's preference for cash.

Cash often brings a sense of certainty, and I understand why sellers are drawn to it.

But not every financed offer carries significant risk. Some buyers are exceptionally well qualified, with strong reserves and experienced lenders behind them.

In my experience, that's part of today's market - especially here in Cambria.

As a buyer's agent, I've represented exceptionally qualified buyers who lost to cash - not because they weren't financially strong, but because the seller valued the certainty they believed cash provided. While I can't overcome every seller's preference for cash, I can make sure my clients know we did everything possible to present a strong, well-qualified offer.
