The single-family market has stayed surprisingly steady over the past year. The number of homes sold dipped slightly, by less than 1%, but not enough to signal any major shift. Homes are taking about two days longer, on average, to find a buyer, which is a small change and still reflects a fairly active market. What really stands out are the sale prices. The median sale price climbed almost 6%, showing that buyers are still willing to pay more for the right home.

In 2025, U.S. real estate markets had much of the wind taken out of their sails by the political/economic volatility and uncertainty that soared in early spring. However, by mid-late summer, stock markets had rebounded to hit new highs, and interest rates began a sustained decline, initiating a shift in the psychology of buyers and sellers that is beginning to show up in market statistics. Generally speaking, more expensive markets in 2025, powered by affluent buyers seeing substantial gains in household wealth from soaring stock markets, performed better than more affordable markets.

Compared to 1 year ago, the U.S. median house sales price in November 2025, at $414,300, rose slightly, while the median condo/co-op price, at $358,600 was essentially unchanged. Moving into the holiday season, the market began its usual seasonal decline in listing and sales activity, which can b e expected to continue in December. Existing-home sales fell 18% from October and 7% from November 2024. The number of active listings declined 6% month over month but increased 7.5% year over year.

After four years of pandemic-driven extremes the U.S. housing market enters a new era. In this next phase, home sales are positioned to meaningfully grow again and affordability starts to improve as home prices level out and mortgage rates come down. Many of the unusual dynamics of the early 2020s are beginning to fade: mobility is slowly picking up, inventory is normalizing in many regions, and buyers and sellers are resetting their expectations after years of dramatic changes.

Compared to 1 year ago, the U.S. median house sales price in October 2025, at $420,600, rose 2.2%, while the median condo/co-op price, at $363,700, increased .9%. Existing-home sales rose almost 1% from September and about 3% from October 2024. The number of active listings was essentially flat month over month, but 11% higher year over year. Months-supply-of-inventory ticked down for the second month, indicating a gradual improvement in buyer demand as compared to the supply of listings for sale.
