Cambridge and Somerville are entering the summer 2026 market with very different signals depending on property type.
A few highlights from the latest MLS activity:
- Cambridge single-family homes closed at 104.2% of list, with 81.8% selling above asking price.
- Cambridge condos reached $977 per square foot.
- Somerville condos closed at 100.0% of list, with 42.5% selling above asking price.
- Somerville multi-family properties are showing a more measured pricing pattern, making property-specific analysis especially important.
