Proper clearance helps keep siding away from moisture and makes it harder for leaves and debris to collect against it. If siding is touching the shingles, it may be worth having the installation checked rather than assuming the tight fit is better.

But buyers often need space to look around, talk honestly, and imagine the home as their own. Questions can still be communicated through the agents afterward.

Sometimes giving buyers a little privacy creates a better showing experience. 🔑

It’s normal to compromise when buying a home. 🏡 But pay attention to how many things you’re already trying to convince yourself won’t bother you.

I’ve seen buyers get so excited about a home that they start explaining away concerns they noticed right from the beginning.

A compromise you’ve thought through is one thing. A growing list of things you’re hoping you’ll eventually stop noticing is another. 💭

This weekend, walk through the house and tighten any loose k***s, handles, or accessible hardware. It only takes a screwdriver and a little time, but taking care of that movement early can help prevent extra wear on the hardware.

A fence, driveway, or tree line doesn’t necessarily mark the legal boundary. A property survey can help identify the actual lot lines, easements, and potential boundary issues. 🏡

Not every buyer will need one, but it can be worth discussing when the boundaries aren’t clear or you have future plans for the property.

The bolts holding your toilet in place and the seal underneath it do two different jobs. That means a toilet can feel completely secure while the wax seal below it is no longer doing its job.

Some features are true priorities, while others may turn out to be more flexible once you’re actually standing in the space. Knowing which ones matter most can open the door to homes you might otherwise overlook.

Maybe it’s the morning light in the kitchen, the backyard that stays surprisingly quiet, or the nearby spot you walk to all the time.
