Mark Twain wasn’t just a master of words—he was also deeply involved in real estate. In fact, much of his financial rollercoaster stemmed from land speculation. In the 1880s, he bought large tracts of land in places like Nevada and upstate New York, believing the value would skyrocket. He also invested in real estate development in Hartford, Connecticut, where he built his famous Victorian mansion. While some of his ventures paid off, others contributed to his financial troubles. Still, Twain stood by the principle that land was a lasting asset—hence his famous line: “Buy land, they’re not making it anymore.”

Here are my thoughts:
I agree, but don’t buy just because "everybody says to buy real estate" or because "real estate is always a good buy". The truth is that real estate should be a blessing, not a burden. If you buy properties that aren't in good condition or over-leverage yourself, real estate can quickly become a nightmare.

We want you to buy when you’re truly ready, not just because of outside pressure. The sooner, the better, yes, but waiting for prices to "drop" is a pipe dream. A significant drop may never happen, especially when you look at historical trends. And waiting for interest rates to "drop"? That’s in a similar boat. As homes continue to appreciate in value, you’re essentially fighting yourself by waiting for rates to come down.

If you're in the financial position to wisely invest, DO IT! Don’t wait for perfect conditions because, in real estate, there’s never truly a "perfect" time.

Here are my thoughts: This is a great point—real estate is a tangible asset that’s always there. However, there are still precautions to be mindful of when dealing with real estate.
For example, squatters can become a challenge. These are individuals who occupy a property without legal permission. While they can’t "steal" the property, they can create legal and financial headaches by squatting, especially if they gain rights through "adverse possession" after living on the property for a certain period of time. In some cases, getting them out can be a lengthy and costly process.

Additionally, land scams are unfortunately still common, especially with vacant land. Some people may try to sell land they don’t actually own, often targeting out-of-state buyers or those unfamiliar with the local area. It’s crucial to do your due diligence before purchasing any property, ensuring the title is clear and the seller has the proper authority to sell.

While real estate is a solid investment, it’s important to be aware of these risks and take the necessary steps to protect yourself and your investment.
