This summer, the French Riviera lands on Dalton Street.

@‌ToroBoston - award-winning Spanish tapas in the South End by Chef .
@‌Grille23andbar - the lounge and upstairs bar are more my speed. Ask for Adam.
@‌CopaBoston - another neighborhood institution by James Beard award-winning chef Ken Oringer, just a two-minute walk from my house.

A neighborhood is almost as important as the home you buy in it. In some cases, more.

Back Bay is one of the few places in America where the streets themselves set a standard. The magnolias against the brownstones, copper-green bay windows in late afternoon light, the Swan Boats visible through the willows in the Public Garden. The Four Seasons. The Mandarin. Designer shops lit up at dusk.

After a while, you stop just living in Back Bay. You start living up to it.

Zillow's automated valuations now land within five percent of the closing price on roughly seventy percent of homes they track.

The algorithm reads square footage, bedrooms, baths, lot size, and the last three comps on the block. It does its job well on the inventory it was built for.
What it does not see: the original 1825 hardwood that the last four owners refused to sand. The hand-carved moldings in a Brattle Street parlor that took a craftsman a winter to cut. The way a Beacon Hill staircase turns at the landing because the house was built before staircases were standardized.

Many homes today are priced based on data points that did not exist when the model was trained. Provenance. Craft. The detail a buyer notices on the second walkthrough.

The algorithm cannot account for the priceless details.

Union Park has always been one of the South End's gems, a narrow, gated park with a fountain at its center, framed on both sides by Victorian brownstones that have changed little since 1859.
