Just Sold in Wi******er! 🔑 99 Ridge st

This home required a higher level of care and attention due to the seller moving out of state. I was tasked with maintenance, landscaping, shipping a car and piano, coordinating an AC upgrade and junk removal. Then the real sale prep began with professional cleaning, painting, staging, photography, videography and marketing. Fortunately, I have professionals to tend to all of it. I even found myself crawling through the attic to remove an old birds nest!

Ultimately, all the extra preparation and service resulted in an over asking bid from a great buyer. It’s rewarding when hard work yields results but often times people only see the tip of the iceberg.

In the end, both buyer and seller are happy 😎

4 Ways To Value A Real Estate Investment Property

Sales comparison approach. The sales comparison approach (sca) is simply an estimated comparison of similar residential properties that have sold or rented out in a given area over a particular amount of time.

Capital asset pricing method. The capital asset pricing method (capm) takes into consideration the risks associated with investing in real estate. This method helps you decide if it’s worth taking the risk to rent a particular piece of real estate.

Income approach. Using the annual capitalization rate, the income approach divides the projected yearly income from the rental income by the current value of the property.

Cost approach. This method tells investors that an investment is only worth what it can reasonably be used for. It is determined by adding the land value and the depreciated value of any improvements.

Metal – They are sturdy and come in a variety of colors and styles. While this material does not warp or swell, it can rust eventually, and it dents easily.
