Have you ever been a tourist for the day in your own town?
It's easy to get wrapped up in the hustle and bustle of life (trust me, I feel you!), and sometimes we simply don't have the time to get away for the weekend... So what's the next best thing? Exploring the local area around you!

Going on a little "staycation" or taking a day out of your weekend to venture out and see more of your town can be such a fun adventure! When you have your favorite spots in town, it can be hard to break out of routine and try something new - but it may just surprise you how many cool new places you'll discover when you break outside of the box!

It's possible that you live in Benton County too, and are looking to view your town from a new perspective... Or maybe you're thinking about coming to visit... Either way, here is one of my favorite spots in Benton County!

***Nathan Bedford Forrest State Park***

This weekend may not be the best to explore this state park right here in Eva, TN, but make plans to explore it when the temperatures warm a little! With all the hiking trails, the museum, and the water, you can stay busy at the park all weekend! Offering natural camp sites, camper spots, and cabins, the park has something for everyone looking for a weekend away.

If you're looking to buy a house, you've probably thought about your credit score.
You don't need flawless credit to get a mortgage - but having a good credit score will definitely help you to reflect a better credit history, make you eligible for lower interest rates, and will allow you to have more loan options to choose from when you make your real estate purchase.

Typically, working towards raising your credit score is never a bad thing, right? If you are curious as to what you can do to improve your credit (and what should NOT do to avoid affecting your credit score negatively) here are a few dos and dont's to get you started!

"Is pre-qualification the same thing as pre-approval?" Both of these steps are key when applying for a mortgage, and many often confuse the two - since they sound similar, it's very easy to do so.
You may be wondering, what's the difference?

Pre-qualification will help you to determine a rough estimate of the house price range you can afford, and gives you an idea of how large of a loan you'll be able to qualify for. When you get prequalified, you'll give your lender basic information about your debt, credit, income, assets, and overall financial situation. The lender will then decide if you can be approved for a loan up to a certain amount. During this process, you'll also be able to learn about different mortgage options to identify what will fit your wants and needs best. This is a great step to take before you start the house-hunting process, and will let sellers know you are interested and serious about buying.

One step further is pre-approval. This is a more in-depth, thorough inquiry into your finances. You'll have to provide PROOF, which may include, but is not subject to - proof of assets and income, good credit, employment verification, tax documents, etc. It's critical to do this ahead of time as well since it will determine the price range you can afford and the loan you will be approved for. While pre-approval isn’t a 100% guarantee, it is a more precise, accurate number than pre-qualification is.

Great for a quick bite out🌮

Favorite menu items? If you haven’t, try the Camarones a la Veracruz. SO GOOD!

We are excited to announce that United Country Keith Arnold Realty & Auction and Arnold Insurance Agency has moved to our new location at 90 E. Main Street on the Court Square in Camden.

This was our first office on the Square and we made many great memories and helped many families with their real estate and insurance needs here. We look forward to serving many more!
