To the naked eye this one looks like it flew off the shelf, so to speak. Here’s the story: It went live on the Multiple Listing Service (MLS) on May 8th, we got an offer that day, we had an open house on May 9th, got a second offer that day and it went under contract, over asking. Bada bing, right? Well, yes, sort of. Rewind to late winter when we met with the homeowner. We evaluated the property, made recommendations of items that needed tending to, did market research to see where pricing should fall, and started discussing marketing. Over the course of the early spring the homeowner finished working on the house, completely emptied and cleaned it and turned it over to us to stage, market and launch.
Selling a house can be compared to painting a wall. You can slap the paint on and call it good or you can clean the wall, spackle the holes, sand the spackle, spackle and sand again, prime the wall and then paint. The results will be tenfold if you take the time to do it right. The moral of this story? Take the time to do it right and you’ll be happier with the results.
