“We should have bought it.”

Every market has a few homes people wish they would have acted on. And it’s not for some flashy reason.

601 S Polk Street in Maysville, Missouri is one of those homes.

It’s clean. It’s move-in ready. It’s affordable. It qualifies for a wide range of finance. It doesn’t require extra work or money spent as soon as you move in.

Those things matter. And if you’ve been looking for a home you know just how much they matter.

I’ve seen it happen before, and I’ll likely see it happen again on this home.

Someone is going to think back to this property and wish they’d have bought after it’s gone.

“We should have bought it.”

Don’t be the one saying that.

DM or Dial Dan 816-288-1116 and I’ll get you all the info.

“I can sell a gallon of paint for $100 a gallon.”

75 years ago when my grandfather was selling real estate, that’s what he used to say.

He wasn’t really selling the gallon of paint. But pointing out the impact that paint had when freshly applied to a home.

The idea isn’t earth shattering, but the way he said it was meant to drive home a point. And that point is true again today.

Buyers aren’t looking for something to work on right away. Today’s buyers find themselves busier than ever.

The less they have to do to a home once they buy it, the more attractive that home is.

A paint refresh is one of the simplest and most economical things you can do to glow up your home.

But there’s more to how buyer preferences have evolved in 2026. The sellers that understand this, and learn how to appeal to those preferences, are the ones posed to make the most of the market.

This is what property owners need to hear in 2026.

The days of list it and let it ride are behind us. The “COVID” market wasn’t normal.

Whether it was overgrown land, or a home that was battered and bruised, practically everything was selling at high prices and fast pace in that brief market window.

Today’s market is different.

The right properties with the right positioning are still selling quickly and with value.

That doesn’t mean your property needs to be perfect. But…

It needs to show it’s been taken care of.

It needs to have the right exposure showing that care, and the “more” to the story.

The 2026 market is all about positioning the right way.

Unsure where to put your energy and resources in preparation for selling in 2026?

I’m happy to share my good ol’ intelligence learned the hard way with hands on experience, not the artificial kind.

Send me a DM and you’ll actually hear from me, not some automatic AI reply.

What’s your max drive distance for good eats?

We have some great local restaurants around town, but sometimes life calls for a little variety (it is the spice of life after all).

With rural living it’s something we’ve grown accustomed to, but everyone has a limit.

For my family, 30-45 minutes is about the max.

Unless we pair it with something else… errands, events, Costco!

At that point sometimes the restaurant dictates where we go for the activities we’ve paired with it.

What’s your drive and dine limit?

Most people don’t need 100 acres… they just need the right 10–15.

11 acres outside Hamilton, MO with a home, barns, and ground you can actually use. Enough space for horses, cattle, or a hobby farm, without it taking over your life.

Less than an hour from Kansas City, but it feels like a different pace entirely.

Quiet.
Open.
Full of opportunity.

If you’ve been thinking about making a move to the country, save this or send it to someone who has.
