We had 13 offers.. but we didn't take the highest one.

Let me tell you why:
These things matter when guiding your seller to take the best offer, not necessarily the highest:

🐰 Strong Good Faith Deposit
🐰 Strong Down Payment
🐰 Minimal Contingencies
🐰 Appraisal Gaps
🐰Local Lender Preapproval

While this isn't everything, these are HUGE factors in deciding which offer to take. And when you have 13 to sort through, I hope you have a professional who knows which path to lead you on.

Congratulations to our incredible buyers on securing the home they've been waiting for!

There were plenty of, "don't get discouraged", "when it's meant to be it will be", "hang in there" moments along the way. So being able to be a part of the moment when it all came together, well you don't know until you know.

I am not only excited for them but so proud of how they didn't give up in the market even when all hope felt lost, all the closed doors led to the door that was meant to be theirs. The one that will welcome their special family and hold new memories for (at least 30) years to come ❤

We are feeling so blessed lately!

We were able to get 3 sellers and 3 buyers under contract last month, delivering that good news will never get old! The joy that comes from hearing and seeing our clients happiness and satisfaction is just as good as seeing Cooper’s underbite 🐶

Often times when we meet with sellers who are in the beginning stages of selling, we talk about what the most important things to do for prep are, and no it's not a kitchen reno!

Through the eyes of a buyer, an outdated house that shows how well it has been cared for is going to show better than an updated house that hasn't been. Low maintenance fixes, small touch ups, and a good clean will go farther than you think!
