One of the best parts about living in Central New York? Summer nights at Lakeview.

Should you buy your next home before selling your current one?

For many Central New York homeowners, the better strategy may be to list their current home with a contingency that gives them time to find suitable housing.

Here is why.

When you attempt to purchase a home with an offer contingent on selling your current property, the seller is being asked to accept additional uncertainty. They may have to wait for your home to be listed, placed under contract and successfully closed before their transaction can move forward.

When competing against buyers with fewer contingencies, that can place your offer at a disadvantage.

Listing your current home with a suitable housing contingency may help you secure a buyer, establish your expected proceeds and become better positioned to make a stronger offer on your next home. Depending on the terms negotiated, it can also provide protection if you are unable to find an acceptable replacement property within the agreed period.

🏡 Seller Concessions at Closing: Separating the Myths from the Truth

Seller concessions are frequently discussed during a home purchase, but many buyers are unsure what they actually mean.

MYTH: A seller concession is the same as reducing the sale price.

TRUTH: A concession typically means the seller agrees to contribute toward certain eligible buyer expenses at closing. The sale price does not necessarily change.

MYTH: The buyer can use the concession however they choose.

TRUTH: The funds must be applied to costs permitted by the buyer’s mortgage program and approved by the lender. Depending on the transaction, these may include lender fees, title-related costs, prepaid taxes and insurance, discount points, or an approved interest-rate buydown.

MYTH: The buyer receives unused concession funds after closing.

TRUTH: Seller concessions generally cannot result in cash back to the buyer. Asking for more than the buyer can use may provide no additional benefit.

MYTH: An offer requesting seller concessions cannot compete.

TRUTH: The entire offer matters—not just one term. The purchase price, financing, inspection terms, closing timeline, market conditions, and seller’s estimated proceeds should all be evaluated together.

Seller concessions can reduce the amount of cash a buyer needs at closing, but they are not free money. They must be negotiated carefully, supported by the transaction, and structured within the buyer’s loan guidelines.

🍴 Taste of Syracuse
June 5–6 in and around Clinton Square in downtown Syracuse. This is one of CNY’s biggest food and music festivals, with $2 samples, local restaurants, live music, vendors, and plenty of reasons to walk around downtown.

🏃 Paige’s Butterfly Run
June 6 in downtown Syracuse. A great community event that brings people together while supporting children and families facing pediatric cancer and blood disorders at Upstate Golisano Children’s Hospital.

🍓 Heritage Hill Strawberry Festival
June 6–7 at Heritage Hill Brewhouse. Live music, local artisan vendors, farm animals, lawn games, wagon rides, and strawberry-themed food and drinks.

The truth about affordability today: home prices are not being driven by one thing.

A lot of potential home buyers are trying to understand what is really going on in the market.

You see a home listed at a certain price and wonder:

“Is this home really worth that?”

That is a fair question.

The answer usually comes down to a few key factors:

Mortgage rates are still having a major impact on affordability. Freddie Mac reported the 30-year fixed mortgage rate averaging 6.53% as of May 28, 2026, which means monthly payment strategy matters just as much as purchase price.

Inventory is still a factor. Even when more homes come on the market, buyers often compete hardest for homes that are clean, updated, well-located, and priced correctly.

Construction and renovation costs also matter. The cost to repair, improve, or replace major parts of a home influences how buyers and sellers look at value.

Seller equity plays a role too. Many homeowners are not in a position where they have to sell at a deep discount. If they have a low mortgage rate, strong equity, and no urgency, they may hold firm on price.

Here in the Syracuse market, affordability is still better than in many parts of the country, but that does not mean buyers can ignore market conditions. Zillow reported the average Syracuse home value at $215,134, up 5.3% year over year, with homes going pending in about 7 days as of April 30, 2026.

The real question is not just, “Is the list price high?”

The better question is:

“Is this home priced correctly for its condition, location, competition, and what it will cost me monthly?”

That is where a smart buyer strategy makes a difference.

Getting ready to sell your home? One of the biggest steps after accepting an offer is the home inspection.

A home inspector is not there to judge your decorating, your furniture, or whether your home is “perfect.” They are looking at the major systems and safety-related items that could affect the buyer’s confidence in the purchase.

During a typical inspection, they will look closely at things like:

The roof, gutters, foundation, electrical system, plumbing, heating and cooling systems, windows, doors, attic, basement, crawl spaces, appliances, drainage, visible water damage, structural concerns, and potential safety issues.

For sellers, the goal is not to hide problems. The goal is to understand what buyers may notice before they do.

Simple steps can help: replace burned-out bulbs, clear access to the attic and mechanical systems, check for leaks under sinks, service your furnace if needed, clean gutters, and make sure smoke and carbon monoxide detectors are working.

A smooth inspection can help keep your sale moving forward and reduce surprises during negotiations.
