Even though housing inventory has gone up 46.8% Year-Over-Year nationwide from November 2021 to November 2022 it is still nowhere near pre-COVID levels, especially here in South Central, PA.

Lumber prices have recently fallen 20% over a four-day period ending on September 26th and have reached a new low in 2022. New construction has slowed due to mortgage rates drastically rising YTD which has led to less overall demand for this building commodity. Now is a great time to start that woodworking housing project on a budget to make your place shine!

Experts are forecasting ongoing appreciation in the housing market, just at a decelerated pace. Meaning prices will keep climbing, just not as fast as they have been recently.

The projected best time of the year to list your home in 2022 where demand increases the most and inventory is EVEN lower than usual is coming up. If you are thinking of selling, April 10-16th may be the week to list your home for optimal results. "Thus, sellers should be able to list their homes for more, to the tune of about $39,000, compared to the start of 2022."
