When you buy a home, you’re not just buying the house you’re buying the legal ownership of that property.

And sometimes, problems from the past can come back long after closing.

That’s where title insurance comes in. šŸ”

Title insurance can help protect you from certain ownership-related issues that may have existed before you bought the property, such as:

If you’re waiting for rates to magically drop back to 3%, you might be waiting a while. Nobody knows exactly where rates will go next, so don’t let the interest rate be the only thing keeping you from making a move.

Bridge loans can be a great tool for homeowners who want to buy their next home before selling their current one.

The biggest problem for many move-up buyers is simple: their money is tied up in their current house. They may have plenty of equity, but they can’t easily use it for the down payment on the next property until their home sells.

That’s where a bridge loan can help.

A bridge loan is short-term financing that can allow a homeowner to tap into the equity in their current property and use those funds toward the purchase of their next home.

Some of the biggest advantages are:

* šŸ” Buy before you sell instead of trying to perfectly time two closings.
* šŸ’° Access existing home equity for a down payment or closing costs.
* šŸ’Ŗ Potentially make a stronger offer because the purchase may not have to depend on selling the current home first.
* šŸ“¦ Move first, sell second, which can make moving much less stressful.
* šŸ› ļø Gives the seller time to clean, repair, stage, and properly market the old home after they move out.
* šŸ”‘ Can help homeowners avoid passing up the right property simply because their current home hasn’t sold yet.

For the right client, a bridge loan can turn ā€œWe have to sell before we can buyā€ into ā€œLet’s see what options we have.ā€

They’re not perfect for everybody. Bridge loans can come with higher rates, fees, qualification requirements, and the possibility of temporarily carrying payments associated with both homes. That’s why I like the idea of having the buyer speak with a knowledgeable lender and comparing the bridge loan against alternatives such as a HELOC, home-equity loan, or sale contingency.

As a real estate agent, I think they’re a tool more buyers should at least know exists. Sometimes the obstacle isn’t that someone can’t afford their next house it’s that their equity is sitting in the house they already own.

I got a question about this the other day, so I did some more research. Sometimes, rent-to-own can be a good option, but it all depends on the contract. It’s also a good idea to have a lawyer look it over and explain exactly what you’re signing.

Rent-to-own can be a useful path to homeownership, but it’s important to understand exactly what you’re signing.

In a typical rent-to-own agreement, you rent the home for a set period of time and have the option or sometimes the obligation to purchase it later. Depending on the contract, part of your monthly payment may be credited toward the future purchase.

Pros:

* Gives you time to improve your credit or save more money.
* Lets you live in the home before deciding whether to buy.
* Some agreements may lock in the purchase price upfront.
* A portion of the rent may go toward the purchase, depending on the contract.

Cons:

* You may have to pay an upfront option fee that could be nonrefundable.
* Monthly rent can be higher than a normal rental.
* If you decide not to buy or can’t qualify for financing later, you could lose money you’ve already paid.
* Maintenance and repair responsibilities can sometimes fall on the tenant.
* A locked-in purchase price can hurt you if the home’s value drops.
* The contract terms can vary significantly, so the details matter.

The biggest takeaway: rent-to-own isn’t automatically a good deal or a bad deal. It depends on the contract, the home, your finances, and whether you’ll realistically be mortgage-ready when it’s time to buy.

Before signing anything, make sure you understand the purchase price, option fee, rent credits, repair responsibilities, deadlines, and what happens if you don’t purchase the home. Having the agreement reviewed by a qualified real estate attorney can also be a smart move.

If traditional financing isn’t quite an option yet, rent-to-own may be worth exploring but compare it with other programs before making a decision.

šŸ” One of the biggest mistakes buyers make is waiting for the ā€œperfectā€ time to buy.

The truth is, the perfect market usually doesn’t exist.

Interest rates change. Home prices change. Inventory changes. But the most important question is:

Does buying a home make sense for YOU right now?

Before you start shopping, focus on these 4 things:

āœ… Know what monthly payment you’re actually comfortable with not just what you’re approved for.
āœ… Understand your total cash needed, including closing costs and inspections.
āœ… Don’t skip the home inspection just because you love the house.
āœ… Think long-term. A home isn’t just a purchase it can be an opportunity to build equity over time.

And remember: you can change the house, you can refinance a loan when it makes financial sense, but you can’t change what you originally paid for the property.

My job isn’t to pressure you into buying or selling. It’s to help you understand your options so you can make the decision that makes the most sense for you.

These are based on the newest Greater Harrisburg market statistics for July 2026 and mortgage-rate data released August 13, 2026.

1. Greater Harrisburg Market Update

šŸ” Central PA Real Estate Market Update

The housing market across Cumberland, Dauphin, and Perry counties is beginning to look more balanced.

In July:

šŸ  634 homes sold
šŸ’° $310,000 median sold price
šŸ“ˆ Active inventory increased about 12%
šŸ“… Homes averaged 28 days on the market, compared with 24 days last year

What does this mean?

Buyers have more homes to choose from and may have a little more breathing room when making an offer. Sellers can still get strong results, but accurate pricing, good presentation, and proper marketing matter more than ever.

Cumberland County remained active during July 2026:

The median price stayed almost unchanged compared with July 2025, but buyers now have more inventory to consider. Homes that are priced and presented correctly are still moving.

Home prices continued to show strength in Dauphin County during July:

šŸ“ˆ Median price increased 10.3% year over year
šŸ  270 homes sold
šŸ“‹ 561 active listings, compared with 465 last year
ā±ļø Homes averaged 31 days on the market

There are more properties available, but prices are still holding strong. Buyers should be prepared before touring, while sellers need a pricing strategy based on today’s competition—not last year’s market.

šŸ“ Perry County Market Update

Perry County showed a mixed market in July:

šŸ’° Median sold price: $251,750
šŸ  38 closed sales, up 2.7%
šŸ“ Pending sales increased 16.7%
ā±ļø Average time on market: 38 days

The median price was down from last year, but pending activity increased. Because Perry County has fewer monthly transactions than Cumberland or Dauphin County, individual sales can have a larger effect on monthly statistics.

That is why a neighborhood-specific market analysis is more useful than relying on one countywide number.

Buyers are starting to see more choices.

Active housing inventory across Cumberland, Dauphin, and Perry counties increased approximately 12% compared with last year, and homes are taking an average of 28 days to sell, up from 24 days.

The Greater Harrisburg area recorded a $310,000 median sold price in July, unchanged from last year. Buyers are still purchasing—but they have more options and are paying closer attention to condition and value.

As of August 13, 2026:

šŸ¦ Average 30-year fixed mortgage: 6.67%
šŸ¦ Average 15-year fixed mortgage: 5.96%

The 30-year average decreased slightly from 6.69% the previous week.

Remember: you do not have to wait for the ā€œperfectā€ rate to begin preparing. A buyer can review available loan programs, negotiate the purchase price and terms, and explore refinancing later when financially beneficial.

Your actual rate will depend on your lender, loan program, credit, down payment, property, and other qualifications.

šŸ“Š Pennsylvania Housing Market Update

Pennsylvania’s median home price reached a record $340,000 in June 2026, increasing slightly more than 6% from June 2025.

The state recorded more than 13,000 home sales, a 3% year-over-year increase. Pennsylvania is still generally considered a seller’s market, but additional inventory in some price ranges is gradually creating more balance.

Real estate is local. Statewide numbers provide context, but the value of your property depends on its municipality, school district, neighborhood, condition, features, and recent comparable sales.

šŸ” Mortgage Rates Are Still High. But Here’s the Bigger Picture

As of August 14, the national averages shown were approximately 6.71% for a 30-year fixed mortgage and 6.29% for a 15-year fixed mortgage. Rates can vary by lender, credit score, down payment, loan program, property type, and whether points are paid. (Mortgage News Daily⁠)

Why are mortgage rates still so high?

The Federal Reserve influences borrowing costs, but it does not directly set mortgage rates. Mortgage rates are heavily affected by the bond market especially the 10-year Treasury yield as well as inflation expectations, economic conditions, market volatility, and investor demand for mortgage-backed securities. When inflation remains a concern and investors demand higher returns, mortgage rates tend to remain elevated. (Fannie Mae⁠)

Here is the important part:

You never have to marry the rate.

If rates come down in the future, you may have the opportunity to refinance into a lower rate or monthly payment. However, refinancing is not automatic or guaranteed. You must qualify, and a refinance can include closing costs and fees. Your purchase should still be affordable based on today’s payment—not solely on the hope of refinancing later. The right strategy is to:

• Understand your complete monthly payment
• Compare different lenders and loan programs
• Explore seller assistance or rate-buydown options
• Make sure the payment fits comfortably within your budget
• Purchase the right home when the numbers make sense for you

You may be able to change your interest rate later, but finding the right home, negotiating the right terms, and having a sound financial plan matter today.

Buying a home is one of the biggest financial decisions you’ll make. Before submitting an offer, make sure you understand exactly what you’re purchasing and what the process will involve.

Here are some important questions to ask your REALTORĀ®:

• What have comparable homes in this area recently sold for?
• How long has this property been on the market?
• Has the seller received any other offers?
• Have there been any previous price reductions?
• Are there any known defects or concerns in the seller’s disclosure?
• What inspections should I consider beyond a general home inspection?
• Are there HOA fees, restrictions, or possible special assessments?
• Is the property located in a flood zone or another area requiring additional insurance?
• What will my estimated closing costs and total cash needed be?
• What contingencies should be included to protect me?
• What happens if the home appraises for less than the purchase price?
• Are there any resale concerns I should think about before buying?
