1. It's not the right marketing for EVERYONE to buy a house BUT it is the right market for some!

Whether it's the latest headline in the media or the conversation you had at the family birthday party about how high interest rates have gotten - housing affordability is preventing some buyers from moving forward with their home search.

BUT, that doesn't mean it's not the right time for you.

Sitting down with a real estate agent and having a conversation about your unique situation can help you determine if now is a good time to start your home search or not.

2. Don't let the media make your decision.

Headlines can invoke fear. It's marketing. They're written to get people to pay attention.

It's great to educate yourself about the market but the best place to find up to date information is from your LOCAL real estate agent 😚

Today, I'm spilling the tea on all the numbers you need to know for your next big purchase. Let's crunch those numbers together!

But first, pre-approval! Connect with a lender who will look at your debt, income, and credit score and determine how much you'll need to put down and what your budget is. It's a quick process, but these numbers are vital for your home-buying journey.

Next, let's talk money! Here are the key figures you should think about:

💵 Down Payment: Forget the old 20% rule! In this market, it's not uncommon to buy with just 3.5% down. Early conversations with your lender are key!

🔍 Home Inspection: Budget around $400-500 for peace of mind.

💰 Earnest Money: Set aside 1-3% of the purchase price. Your agent will guide you on the exact amount!

📊 Appraisal: Plan for approximately $500.

💵 Closing Costs: These vary, but some of the items mentioned above are part of it. Your lender will give you a clearer picture.

🏡 Taxes & Homeowner's Insurance: Smooth out those payments by rolling them into your monthly installments.

I wanted to get on Facebook to talk about the elephant in the room- today's interest rates.
Every day you're building wealth for somebody. Why shouldn't it be you?

Interest rates can be unsettling for new buyers, but the bottom line is you're either paying your landlord or yourself when you're paying for somewhere to live.

Don't let the hype of the media covering interest rates fool you into thinking buying is not a great idea. Rates are not nearly as high as they once were and homeownership can still be one of the best decisions you'll ever make.

▪️In 2021, the cost of renting increased in 26 states.⁣
▪️The average price of newly listed homes has climbed 32.6% since the beginning of the pandemic in 2020.⁣
▪️The median home price in 2021 was $350,300.⁣
▪️When they sell, the average home seller cashes in 29% of their equity.⁣

2021 recap = 32 families helped | 8.9 Million in closed volume 🍾 ⠀

I am not given leads, I don’t pay for them and I don’t use referral sites like RedFin or Homelite. My business is simply generated by your referrals and a work ethic that never turns off. Every year I set the bar higher & higher for myself and continue to meet my goals. ⠀

Something new that I would like to focus on in 2022 is living more in the present & marveling at the here and now. Too many of us in this industry have had to attain this hustle mentality & even when we crush our sales goals we are not enjoying our accomplishments enough and just thinking about the next goal, the next year, etc. ⠀

To all of my past, present and current clients: thank you from the bottom of my heart for trusting me with one of the biggest transactions of your life. The overprotective mom in me comes out for each and every one of my clients that I represent, taking you under my wing and doing my very best to get you into the home of your dreams or to get you through the selling process as seamlessly & successfully as possible. ⠀

Give yourself the gift of knowledge this holiday season by getting your mortgage questions answered one by one. Here are three to help get you started:⁣

Q: How far in advance should I apply for a mortgage?⁣
A: Ideally, you want to start the process when you are shopping around for a new home. Doing so will tell you exactly how much you can afford, what your monthly payments will be, and what your total monthly obligations are.⁣

Q: Do I need 20% down to purchase a house?⁣
A: While putting 20% down can improve your chances of getting approved and locking in a lower rate (and monthly payment), lenders and mortgage programs will accept less than 20% so long as you buy mortgage insurance.⁣

Q: I just got a new job. Will this impact getting a mortgage?⁣
A: Most lenders like to see a two-year job history in the same field though changing jobs for a better position could be seen as favorable. If you’re a soon-to-be college grad, you may be able to get a home loan even without a two-year work history.⁣
