I’ve been in the title business for a long time, and there’s one question I still hear pretty regularly: “What exactly does a title company do?”
It’s a fair question. When you’re buying a home, there are a lot of people involved, and sometimes it’s hard to know who is responsible for what.
In simple terms, our job is to make sure that when you buy a property, you can actually own it free and clear. We research the property’s history, look for liens, unpaid taxes, ownership disputes and other issues that could cause problems later.
We work with your lender, real estate agent and everyone else involved to make sure the details come together for closing.
And then there’s the part most people know us for: the closing table.
By the time you’re sitting across from us signing documents, a lot of work has already happened behind the scenes. Our goal is to make that last part as comfortable and understandable as possible. Buying a home is exciting enough without feeling like you need a law degree to understand what you’re signing.
So please ask questions. There really is no such thing as a silly one, especially when it involves one of the biggest purchases you’ll ever make.
