The data is officially in, and the South Bay real estate market is doing what it does best: keeping us completely on our toes. 🤔 From Milpitas down to San Jose, the spring market numbers reveal a fascinating split story depending on exactly where you are looking to plant roots.

🔍 Quick Market Takeaways:
The Price Paradox 🏷️: Sunnyvale is casually flexing a surging median sales price of $2.77M (up 📈), while neighboring San Jose saw its median sales price dip slightly down to $1.66M (down 📉).

The Inventory Crunch is Real 📉: New listings are down across the board including a massive drop to 540 new listings in San Jose and just 23 in Milpitas. Buyers are fighting over a smaller piece of the pie.

Speed vs. Negotiation ⏱️: If you are buying in Milpitas or Sunnyvale, you better have your running shoes on, the median Days on Market (DOM) is sitting at a lightning-fast 8 days! Meanwhile, Santa Clara gives you a slight breathing room at 10 days.

Over-Asking (But a Little Less) 💰: Sellers are still averaging over their list price (fetching 104% to 107% across these areas), but that percentage has ticked down slightly from previous highs.

What does this mean for you?
For Buyers: The lack of new inventory means competition remains stiff, but the slight dip in average % list price received means there might be just a tiny bit more room to breathe on negotiations than we saw last year.
