There's a lot of noise on social media right now about data centers in Silicon Valley. Some of it is disinformation. But one factor is getting lost in all of it, and it's the one that matters most to San Jose homeowners.

Your property value.

Most families in Santa Clara County have the majority of their wealth tied up in their home. When a data center moves into a neighborhood without the community's consent or knowledge, buyer interest fades. Demand drops. And values follow.

Nobody is excited to buy next door to a data center. That reality has a dollar amount attached to it, and it affects your bottom line directly.

If you have questions about how neighborhood developments are impacting home values in the San Jose Metro area, let's talk.

A French Laundry Chef Is Now Making Dumplings at This Massive New South San Francisco Food Hall

Omakase World Market opened June 16 in South San Francisco and it's unlike anything in the region right now. We're talking 50,000 square feet, six restaurant concepts - handmade dumplings designed by Chef Dustin Falcon, formerly of the French Laundry, wagyu and Kobe beef, Japanese sushi and sashimi, French rotisserie chicken, and housemade Italian pasta.

There's a full bar, outdoor fire pit, golf simulator, and arcade games. Located at 800 Gateway Boulevard, weekdays only. As a San Jose Metro Realtor, I keep tabs on what's developing across Silicon Valley because the amenities people have access to shape where they want to live and work. This one's a big deal.

A Golf Course Became a Data Center and the Neighborhood Had No Idea

A closed golf course in Pittsburg, California was quietly approved for a 76-acre AI data center back in 2024. Most residents found out through a social media post, not a city notice.

This week, hundreds packed city hall. Over 14,000 people signed an online petition. The community is now pushing for a two-year moratorium and a citizen oversight committee before phases two and three can move forward.

City officials say utility rates won't increase for residents, recycled water will be used for cooling, and the project includes full environmental protections. But for many residents, the issue is not the data center itself. It is the process, and the lack of communication.

When communities feel left out of decisions this significant, it changes how people feel about living there. That is directly tied to home values and neighborhood stability.

This kind of story is playing out across the Bay Area. If you are a homeowner or buyer in San Jose, Santa Clara County, or anywhere in the South Bay, it is worth paying attention to how your city handles these approvals.

A $1 Billion Hospital Is Coming to Los Gatos - And the Whole South Bay Should Pay Attention

Here's a local story worth knowing about if you live anywhere in the Santa Clara Valley.
El Camino Health just submitted plans to build a brand-new hospital on Pollard Road in Los Gatos, right next to the facility that has served this community since 1962. That original building no longer meets California's earthquake safety standards, and rather than patch it, El Camino Health is investing over $1 billion in a completely new facility.

The new hospital will be more than twice the size of what's there now: 344,000 square feet, all private single-occupancy rooms, a 25-bay emergency department, 12 operating rooms, a Level III NICU for the most critical newborns, and an expanded heart and vascular program. It's also designed to be Los Gatos' first fully electric hospital.

Construction is expected to wrap and the facility is expected to open in 2032. The existing hospital will stay open throughout the entire build.

For families and homeowners across Los Gatos, Campbell, Saratoga, and the broader South Bay corridor, this is the kind of long-term infrastructure investment that defines a community's future. World-class healthcare close to home is not a small thing.

Raging Waters in San Jose is closed for the summer - and it's worth paying attention to why

If you were planning a family day at the water park this summer, here's the update: Raging Waters in San Jose is closed for all of 2026.

This is actually the second time in recent years the park has gone dark - it also skipped 2024 after the previous operator walked away citing low attendance. Lakeside is promising expanded water features, new interactive play areas, and a more state-of-the-art setup.

No confirmed reopening date but they're shooting for summer 2027. The good news: Action Sports Park - home of the largest skate park in California - stays open.

The market has changed.

Buyers are not looking for fixers that they have to tackle for months to improve. Only flippers, who are paying pennies on the dollar are looking for those.

Don't leave money on the table.

Big food news for Santa Clara - Chubby Cattle BBQ is coming to El Camino Real

If you haven't heard of Chubby Cattle BBQ yet, you will soon. This brand is known nationally for one thing done really well: all-you-can-eat premium wagyu beef, grilled right at your table, with robot servers and conveyor systems making the whole experience feel like something out of the future.

They're coming to 3775 E El Camino Real in Santa Clara. No confirmed opening date yet, but the address is posted on their website. This is the kind of local development I keep an eye on because it tells you something about where a neighborhood is headed.

San Jose's Thursday Night Market at Gordon Biersch Is the South Bay's Best Summer Hangout

If you haven't made it out to the Gordon Biersch Thursday Night Market yet, this is your sign. Every Thursday through mid-August, the brewery grounds turn into a full open-air festival with rotating local food trucks, live music from Bay Area artists, fresh craft beer releases, and easy access to Japantown right next door.

Families, young professionals, date nights, all of it fits here. This is the kind of community culture that makes San Jose such a great place to live, and it's happening every single week this summer.

In-N-Out Is Going National - And the Vegas Strip Is Just the Beginning

In-N-Out just opened its biggest Las Vegas location ever - a two-story, 8,000 square foot flagship right on the Strip, with an outdoor terrace overlooking it all. But the real story is what's happening behind the scenes.

The Snyder family is moving company HQ back to Baldwin Park, where it all started in 1948, and building a second headquarters in Nashville as the chain pushes into Washington, Tennessee, and beyond.
The brand Silicon Valley and the Bay Area grew up on is going coast to coast in a big way.
