California has declared a state of emergency ahead of what could be the strongest El Niño on record.

Your Backyard Could Be Worth $530,000 on Its Own

In June, an ADU in San Jose became the first in California to be sold separately from the main house. It closed for $530,000.

A new state law allows cities to treat ADUs like condominiums, meaning the owner can sell the unit on its own. San Jose made it happen first. Now Palo Alto is weighing whether to adopt the same policy.

If you own a single-family home in San Jose Metro or anywhere in Santa Clara County, this matters. Your property can now hold two assets, and one of them can be sold without giving up your house.

In my view, this is one of the most significant changes to South Bay property value in years, and more cities should follow San Jose's lead.

Here's a strange but telling story out of San Francisco.

A rental property is currently at the center of a landlord's murd$r case, and a judge has blocked the home from being sold while the case plays out in court. Even with all of that, the property came back on the rental market and settled at $6,300 a month, nearly double what the previous tenant had been paying.

Normally a property with this kind of legal baggage would sit or get discounted. Instead it's still commanding a premium. That says less about this one listing and more about how little slack is left in Bay Area rental inventory right now.

If you're renting or considering a move in San Jose Metro, Santa Clara County, or the wider South Bay, this is a good snapshot of the pressure renters are working against these days.

Interesting contrast in the latest Zillow data for August.

Atherton posted the biggest home value gain of any Bay Area city, up 1.9% for the month and 15.7% for the year, now averaging $8.52M. Meanwhile Dublin, in Alameda County, saw the steepest drop of any city in the region.

Same month, same region, two completely different stories. It is a good reminder that regional and countywide headlines can hide what is actually happening in your specific neighborhood.

A new PPIC survey found that nearly 3 out of 4 Californians don't want a data center built in their area, and 63% are worried about the environmental impact.

That backlash just reached Sacramento. Governor Newsom signed 7 new laws on Monday that stop data centers from passing electricity costs onto everyday ratepayers, require water usage disclosure before local approval, and close a loophole that let developers skip environmental review.

Closer to home, cities across the Bay Area including Richmond, Oakland, San Francisco, and Hayward are weighing their own moratoriums, and Monterey Park just passed the first voter-approved data center ban in the country.

Century 16 in Mountain View closes its doors this Thursday after four decades.

The multiplex had grown to 1,797 seats after a 2014 renovation, but the site is now being redeveloped into Shoreline Gateway, a 1,914 unit housing project in North Bayshore with a central park and thirteen percent affordable housing.

It is a striking trade-off when you line up the numbers. Nearly the same count, one set of movie seats swapped for a set of new homes. This kind of shift says a lot about where growth in the South Bay and greater Silicon Valley is headed next.

Here's a San Jose real estate story with some real history behind it. A land deal just moved forward on 6.3 acres at Baypointe Parkway and Zanker Road in North San Jose, paving the way for 616 new apartments near one of the city's major tech hubs.

What caught my eye is who's selling the land. Del Rey Investment Co. is run by John Arrillaga Jr. and Jason Peery, sons of the two men who founded Peery Arrillaga in the early 1960s, one of the most influential real estate development companies in Bay Area history.

Sixty years later, the next generation is still shaping the same Silicon Valley neighborhoods their fathers helped build. Would love to hear if any of you remember the Peery Arrillaga name from back in the day.

If you live near downtown Los Gatos, you know the routine. Beach traffic backs up on Highway 17, and drivers start cutting through neighborhood streets to get around it.

VTA just presented a new design that could change that. The current cloverleaf interchange at Highway 9 and Highway 17 would be replaced with a spread diamond design, adding lanes, updated signals, ramp metering, and a wider six lane structure. The plan also includes better bike and pedestrian routes and a new connection to the Los Gatos Creek Trail.

The environmental review is nearly complete, so this project has real momentum. I will keep an eye on it and share updates as they come.

Residents near Great Oaks Boulevard say a constant hum and bright lights from nearby data centers are affecting their backyards, and it gets louder when temperatures rise.

Mayor Matt Mahan met with neighbors this week to hear the noise firsthand.
The city is now considering new rules, including requiring data centers to hook into San Jose's recycled water network and pay for it. A City Council vote on new standards is expected in December.

If you own a home or are considering buying near Great Oaks Boulevard or Monterey Road, this is worth keeping an eye on. It's exactly the kind of local factor that can affect how a home shows and what buyers are willing to pay.

Here's a deadline worth putting on your radar if you're planning any kind of kitchen or bathroom remodel in the South Bay.

California regulators just released a draft plan to ban new quartz countertops with more than 1% crystalline silica, the material behind most popular quartz slabs on the market today.

The public comment period is open now through September 30. If the rule moves forward, fabrication shops would get a two month grace period, then 180 days to use up inventory they've already purchased. Industry groups are already pushing back on whether that's enough time, especially for slabs already ordered or in transit.

Whether you're remodeling, building, or just keeping an eye on the housing market here in San Jose Metro and Santa Clara County, this is one worth watching closely over the next few months. I'll keep you posted as it develops.
