Your water heater might be working just fine today... but it's worth knowing what's coming. 💧 Starting January 1, 2027, gas water heaters can no longer be sold or installed across the Bay Area. If yours fails after that, replacing it may not be as simple as swapping in a new one—some homes may also need electrical upgrades before an electric replacement can be installed. The good news? “I don't know what I want” is the most common thing I hear from buyers starting their home search in Silicon Valley, and it's completely normal. My approach starts with being open: open to different locations, different levels of finish (brand new, semi-remodeled, or dated), and even different home types like single-family homes vs. townhomes.

I call my process “home sampling”, I intentionally show buyers a mix of home types, conditions, and locations, all within budget but strategically different, so we can talk through what does and doesn't work in real time. By the end, buyers aren't guessing anymore. They know exactly what they're willing to compromise on, condition, size, or location, and what's truly non-negotiable.

This is how I help first-time and move-up buyers in Los Gatos, Saratoga, and San Jose get clear fast.

Buying a home is emotional, but the best buyers know how to separate excitement from evaluation. Here are three signs I watch for with clients in Los Gatos and across Silicon Valley that usually mean it's time to slow down: picturing yourself living somewhere forever before you've finished the walkthrough, already saying “we'll fix that later” about something that actually matters (a busy street, an awkward layout, a small yard), and only comparing a house to worse options instead of your original wish list.

None of these mean you should walk away, they mean it's time to get honest with yourself before you write an offer. This is part of the clarity-first process I use with every buyer, whether it's their first home or their fifth.

Most buyers tell me they're looking for their “forever home”, but the data tells a different story. According to the National Association of Realtors' 2025 Profile of Home Buyers and Sellers, the typical homeowner now sells after 11 years of ownership, a record high, even though many buyers plan to stay much longer.

Life changes, a growing family, a job relocation, an aging parent, and your home needs to be able to change with it, or at least hold its value when it's time to move on.

That's why I tell every buyer in Los Gatos, Saratoga, and the greater Silicon Valley area to plan for the version of their life 3–5 years out, not just today, and to think about mortgage strategy (30-year fixed vs. adjustable) based on how long they realistically expect to stay.

This is exactly the kind of long-term thinking I build into every buyer consultation.
