I know it sounds like a proactive sales tactic, but let’s talk about what a buyer actually hears when they read that: “Please lowball us. We’re desperate.” When working as a listing agent, my job is to protect your equity like it’s my own. When we label a seller as “motivated,” we aren’t just showing a desire to sell—we’re showing our hand. We are essentially inviting buyers to take a discount before they’ve even stepped foot in the kitchen. 📉

The vision is finally coming to life, and I might be falling in love with this fireplace. 😍🏠

We are officially in the “pretty” stage of the flip! The fireplace tile is setting the tone, the floors are going down, and the bathroom shower tile is looking like a high-end spa retreat. It’s one thing to see a floor plan on paper; it’s another to see the textures and finishes start to transform a house into a home.

Most people see a renovation as a series of line items and vendor receipts. I see it as concierge-level curation. From the floor-to-ceiling details to the flow of the room, every choice we’re making here is about creating a space that doesn’t just look good on camera, but feels right for the family that eventually moves in.

In this market, “average” doesn’t cut it. You have to be willing to sweat the details—even the ones most people overlook. Whether I’m oversight-managing a flip like this or prepping a client’s home for the market, the standard is always: White-glove or nothing.
