Fannie Mae and Freddie Mac are replacing legacy static appraisal forms with a dynamic, data-driven reporting standard called Uniform Appraisal Dataset (UAD) 3.6, which becomes mandatory for all new submissions on November 2, 2026.
This transition represents the biggest update to residential appraisal reporting in nearly 20 years, moving the mortgage industry away from narrative-heavy paper forms toward structured digital data.
Key Changes in UAD 3.6Retiring Old Forms: Traditional legacy forms like the 1004 (single-family) and 1073 (condo) are being replaced by a single, dynamic Uniform Residential Appraisal Report (URAR).
Dynamic Reporting: The report adapts based on the property type and assignment; only the sections relevant to the specific property will appear in the final output.
Expanded Data Points: Appraisers will capture granular, room-level details, specific energy-efficiency ratings, and disaster-mitigation upgrades using MISMO 3.6 XML standards.
Automated Validation: The structured format allows Fannie Mae and Freddie Mac's automated underwriting and review tools to process data more efficiently and reduce subjective errors.
What This Means for Buyers and Sellers:
Potential Turnaround Delays: Because lenders and appraisers are adjusting to a brand-new system and more detailed data requirements, appraisal turnaround times may temporarily increase during the rollout.
Documentation Matters More: Clear, accurate property details (such as permits for improvements or accessory dwelling units) must be documented meticulously from the start.
The Core Process Stays Human: A human appraiser still physically visits and inspects the property for standard purchases; the change is in how the data is categorized and delivered, not the physical inspection itself.
