✏️💡🔦 Good morning from the basement.

I’ve learned that basements are one of the things that scare buyers the most… 🫣 Especially in my micro market where so many homes are over a century old.

Blocking. Cross-bracing. Sistering. Parging.

Today’s vocabulary lesson came courtesy of exploring two basements with a structural engineer. 🤓🏠

My biggest takeaway, not just from today, but from buying and selling so many older homes, is this:

Water is your foundation’s biggest enemy. 💦

Make sure the ground slopes away from your home, keep your gutters clean, and ensure your downspout extenders actually carry water well away from the foundation. 👏🏻💡

And of course, I found myself on the verge of tears once again. 🥹💙

Guiding these two through their home purchase was nothing short of delightful. I am so happy for them and incredibly proud of these young homeowners for proving that homeownership can still happen for their generation. 🙌🌟 Their hard work, determination, and patience paid off, and today they get the keys to a place they can truly call home. 🔑❤️
