Think a beautiful home will automatically attract buyers? 🏡

Not always.

One of the biggest mistakes sellers can make is simply putting a home online and waiting for buyers to find it. Your home needs a strong first impression, professional photography and video, broad exposure, agent-to-agent marketing, and an active social media strategy.

And once it launches, the work isn't over. Views, showings, and feedback can tell you what is working and what may need to change.

If you're thinking about selling, save this post before you put that sign in the yard.

Ever found a home online that you could actually picture yourself living in?

Then you check back and it’s already pending. 😭

It’s a good reminder that you don’t necessarily need to be ready to buy tomorrow, but having a plan before the right home comes along can make a huge difference.

If buying is starting to feel like a possibility, send me a message. We can talk through what getting ready could look like for you, without any pressure.

Waiting for the perfect time to make a move?

Here's the thing: there isn't one answer that works for everyone.

The market changes, your goals change, and what makes sense for one buyer or seller may not make sense for another.

If you're trying to figure out whether now is the right time for you, let's talk. Send me a message and we can look at the numbers together. 🏡

Moving to a new area is exciting, but it's easy to make decisions based on first impressions.

One of the biggest mistakes I see is assuming one weekend visit tells you everything you need to know. Daily life can feel very different once you're actually living there. Traffic, neighborhoods, local amenities, and even the pace of life can vary more than people expect.

Another common mistake is assuming every part of town feels the same or constantly comparing your new city to where you used to live. Every community has its own personality, and finding the right fit is just as important as finding the right home.

If you're thinking about relocating to the North Willamette Valley, save this post for later or share it with someone who's planning a move.

Thinking about selling your home? Before you make any decisions, it's worth looking at both the market and your personal situation.

Low inventory, strong neighborhood sales, and homes selling quickly can all create favorable conditions for sellers. But timing isn't just about the numbers. Life changes like a new job, a growing family, downsizing, or simply wanting a different lifestyle often play an even bigger role.

Every home and every situation is unique, which is why it's helpful to understand what your home could be worth before making your next move.

If selling has been on your mind, save this post for later or share it with someone who's thinking about making a move.

When I talk to first-time buyers, the same concerns come up over and over again.

“How do I know what I can actually afford?”
“How do I choose the right lender?”
“What happens if I’m competing against other buyers?”

Most people aren’t avoiding homeownership because they don’t want it — they’re avoiding it because the process feels overwhelming and unfamiliar.

What I’ve seen is that buyers tend to feel much more confident once they have the right information, realistic expectations, a trusted lender, and someone guiding them through the process step by step.

A good buyer’s agent doesn’t pressure you into decisions. They help you understand your options, navigate the market, and make informed choices that make sense for your situation.

The right support can completely change the experience.

Okay, I finally went to Elka Bee's Coffee Haus in Wilsonville...and I have feelings. ☕😄

The turkey cranberry croissant sandwich? Incredible. The iced dirty chai? Life-altering. I went in expecting a cute little coffee stop and came out a full fan.

The menu is creative, the space is cozy and warm, and it genuinely feels like a place the owner poured real love into. It’s cozy, and a great spot to meet a friend on relax with
your laptop.

Have you been? Tell me what you ordered. I'm already planning my next visit and I need suggestions! 👇

One of the biggest misconceptions about real estate agents? That we’re just there to open doors.

In reality, a big part of the job happens behind the scenes — helping buyers understand market conditions, identifying potential red flags in homes, recommending trusted local lenders, and helping clients make informed decisions throughout the process.

A home purchase isn’t just about finding a pretty kitchen or good curb appeal. It’s about making sure buyers feel prepared, protected, and confident every step of the way.

That guidance can make all the difference in a competitive market.

The winter is the price of admission.

I grew up here. I have seen every season this valley has to offer.

And June is still the one that gets me every year. It’s the start of summer and I just start feeling really alive again.

U-pick strawberry farms with rows that go further than you can see. Farm stands overflowing with produce that was growing this morning. Blue sky over green fields. Mt. Hood sitting there like it owns the place.

People who move here from out of state always warn their friends about the rain. They talk about November and the gray that settles in from about Thanksgiving through March.

And they are not wrong about any of that.

But here is what they always follow up with: “Just wait until summer.”

Because this is what they mean!

They’re enchanted by low humidity and long evenings. Our summer temps that are warm without being brutal.

Strawberry season bleeding into blueberry season bleeding into peach season. Farmers markets that feel like a weekly celebration. The kind of summer that makes you feel like you actually live somewhere worth living.

People always ask me if the winters are hard to adjust to.

My answer? Talk to me again after your first July.

The gray blahs of winter is the price of admission. And from what I see every single June, most people will tell you it is worth every cloud.

If you are curious about what life actually looks like in the North Willamette Valley across all four seasons, I put together a guide for exactly that.

Comment “PASSPORT” and I’ll send you my Passport to the 503, your real guide to living in this corner of Oregon.

👋Hey there, I’m a local who loves living here and sharing the area. I help people move around this part of Oregon, which includes towns like Canby, Oregon city, Molalla, Hubbard, Aurora, Wilsonville, and Woodburn. Nice to see you, and feel free to stick around by following me for more.
