UNDER CONTRACT!!!
🏡 Every home has a buyer... sometimes you just have to find them.
This property had been sitting on the market for more than 500 days.
With 56 acres and two homes, it had incredible potential. But years of deferred maintenance on the homes and outbuildings made it impossible to finance through conventional lending. Many buyers simply couldn't make the numbers work—or couldn't see the vision beyond the repairs.
Then came the right buyers.
They weren't afraid of hard work. They had a dream, a vision, and the determination to make it happen.
Together, we pursued an unconventional path to homeownership. Rather than following the traditional purchase process, the buyers invested their own time and money upfront—while under contract—to complete the repairs necessary for the property to qualify for financing.
This isn't a strategy that's appropriate for every transaction. It requires:
✔️ Trust between buyer and seller.
✔️ Buyers who are committed to following through.
✔️ A seller willing to believe in the process.
✔️ A team of professionals working toward the same goal.
When all of those pieces come together, incredible things can happen.
This transaction reminded me that sometimes the homes that appear "unsellable" simply haven't met the right buyer yet. Behind every challenging property is someone who can see what it could become instead of just what it is today.
Real estate isn't always about finding the easiest path. Sometimes it's about finding the right solution.
