Dreaming of owning a home on Cedar Creek Lake? 🌅🏡 Before you fall in love with the view, there are a few things every lake buyer should know!

Waterfront real estate comes with considerations you may not encounter when purchasing an off-water home—from water depth and dock condition to bridge clearance, septic systems, and short-term rental restrictions.

A few things I recommend looking at before you buy:

• 🌊 Water depth & location — Open water or protected cove? And will your dock have adequate water when lake levels are lower?
• 🚤 Boathouse, dock & bulkhead — These improvements can represent tens of thousands of dollars in value, so condition and proper permitting matter.
• 🌉 Bridge clearance — Especially important if you have a tower wakeboat, cruiser, or sailboat.
• 💧 Utilities & septic — Many lake properties rely on septic or aerobic systems, making a specialized inspection important.
• 🔑 STR & HOA restrictions — Planning to use your home as an Airbnb or VRBO? Verify city regulations AND deed/HOA restrictions before you buy.
