As someone who’s helped buyers and sellers navigate California’s real estate market for over 30 years, I’ve seen firsthand how today’s first-time buyers—especially those aged 25 to 34—are facing real challenges. High student debt, rising mortgage rates, and steep home prices have contributed to a drop in our state’s homeownership rate, now at 54.3%. Add in employment hurdles and restrictive zoning, and it’s no wonder many are waiting until their 30s or even 40s to buy their first home. The good news? Growth is expected after 2030. More Homes Hit the Market as Demand Cools
After over three decades guiding buyers and sellers, I’ve watched the market shift in real time—and right now, we’re seeing more homes available than at any point since early spring. In the four weeks ending August 23, new US listings inched up 0.4%, and total homes for sale climbed 0.5%. This increase in inventory is giving active buyers more options and, for the first time in months, greater negotiating power. Pending home sales, however, dipped 1.1% to a six-month low, a clear sign that high prices and mortgage rates hovering near 7% (the highest in over a year) are keeping many folks on the sidelines. The median sale price now stands at just over $400,000, up 1.9% from last year. For those still in the hunt, homes that have been listed for several weeks often offer the best leverage—think price cuts or concessions. Sellers, on the other hand, are finding that realistic pricing is key; chasing last year’s numbers simply isn’t yielding results in today’s landscape. As always, experience and strategic negotiation make a difference, especially when the market is in transition.

Many first-time buyers in LA are surprised to learn you don’t always need that daunting 20% down payment. The city’s housing department offers purchase-assistance programs with subordinate loans that can cover down payments, closing, and acquisition costs—sometimes providing up to $161,000 for qualifying buyers. Typically, you’ll need to contribute just about 1% of the purchase price, complete an 8-hour homebuyer education course, and plan to make the property your primary residence. Los Angeles County also steps in, with a tiered homeownership program offering up to $100,000, while state options range from deferred loans to grants and tax credits—all designed to support buyers here in LA.

US Confidence Hits Seven-Mo Low
It’s been a season of shifting moods for US consumers. While many are feeling a bit more positive about current conditions, overall confidence has taken a hit—especially when looking ahead at income, business prospects, and job stability. The present-conditions index climbed about 7 points to 121, but the expectations gauge fell around 6 points to 68, dipping below a line that’s often been a signal for recession risk.

Early in Q3, employers cut 23,000 jobs, and unemployment inched up to about 4%. Interestingly, this rise wasn’t due to increased hiring, but rather more people choosing to leave the labor force.

Even with these uncertainties and softer confidence, homebuying expectations only eased a bit in mid-Q3 and, in fact, continued to rise—showing just how resilient buyers remain. About 61% still anticipate interest rates will head higher. With federal policymakers keeping rates steady and markets not expecting much relief soon, borrowing costs are likely to stay elevated through year’s end.
