If you replace the carpets with hardwood floors, you just increase your value a lot. The biggest disappointment is when seller's replace their roof. They expect to get that money back. Technically, it doesn't help the value but unfortunately, it will negatively affect the price/appraisal if the roof is old. Insurance is also being very demanding about the age of roofs, so you better know this prior to listing. your home.
