This is my one minute market update for the Metro Detroit area.

Most of our private clients want to know 2 things about the real estate market-

For the month of October 2024 the average sales price was $293,000 which is about an 11% increase over October 2023.

On average homes are sitting on the market for 28 days, which is a slight increase over last year when they were at 25 days on market.

Real estate is hyper local so this may be better or worse than how your neighborhood is performing.

Okay, be honest... how fast can you actually drive over the speed limit before you get pulled over? I always assumed people drove maybe 5 mph or so over. Anything beyond that comes with risk. It's kind of like the real estate market, actually. In a normal balanced market, homes typically appreciate around 2-4% a year (give or take).

But in the last couple years, home values here in Metro Detroit have risen by 10-20%. It wasn't sustainable. Like driving 20 over the speed limit, it's fun while it lasted, but eventually, you will get caught.

Here's the surprising thing: many folks expect home values to decline this year. But that's probably not going to happen, even with interest rates on the rise. There's still WAY too much demand relative to the actual supply of homes. It's economics 101. So, while things will get a little bit more balanced (at least compared to last year), we're still technically "speeding" a bit.

Home values will continue to slowly appreciate, just not as fast as before.
So, as the old saying goes, it's never a bad time to buy real estate IF you plan to buy and hold. Time in the market matters more than timing the market. So don't wait to buy a home. Buy a home... and wait!

Time for a history lesson. Anytime someone uses the phrase "plain vanilla," as if it somehow means boring or unoriginal, I kind of laugh to myself. Apparently, folks don't know the real history of vanilla.

For starters, it's the second most expensive spice in the world ( #1 is saffron). Vanilla is the only edible fruit out of 35,000 species of orchid. Frankly, it's a statistical miracle. It requires a special tropical climate to grow, and each flower blooms for, wait for it... one day.

Pound for pound, vanilla seeds are worth more than silver.

Historically, only kings could afford such a rare delicacy as vanilla.

Not to mention the invention of ice cream itself, which would have required sending an expedition to the mountains to bring back ice during a hot summer. And yet here I am, casually enjoying this frozen dessert flavored with one of the most miraculous spices in the world.

You may call it "plain vanilla." I call it a miracle.

Modern life is pretty amazing if you have an attitude of gratitude. ๐Ÿ™‚

Hey guys, so obviously I'm a full-time Realtor, and I want to share my honest opinion. Even if it's the literal opposite advice you're hearing from most other agents right now. The truth is that even though home prices in SE Michigan are at record highs (and inventory is at all-time lows), this doesn't automatically mean you should sell your home. In fact, here are 4 reasons NOT to sell your house this year:

1) Let's face it: you're selling high and buying high. Yes, you'll get an incredible price when you sell your home. It's true. But you'll be the one paying those high prices when you buy your next home.

2) Interest rates are up over the last few months. Obviously, everyone's situation is different, but if you bought a home at any point in the last 10 years, there's a very good chance your new interest rate will be noticeably higher if you sell this yearโ€ฆ and thus have to get a new mortgage on a new house. It's not a deal-killer (and rates are still REALLY low relative to historical norms), but it is something to be aware of.

3) Just because something becomes super valuable doesn't mean you should sell it. It is, after all, your HOME. Not everything in life is about money. If you love your house, love the neighborhood, have friends nearby, or local shops/restaurants you love supporting, it makes no sense to sell just because of the opportunity to make a quick buck. You'd end up using that money trying to buy back the life you sold! Sometimes happiness is more important than net worth.

4) It's a stressful time right now to be buying (or selling) a house. Yes, homes will sell for an incredible amount of money. Some of the sold prices I've seen are almost "too good to be true." It truly is a seller's market like never before. But when you have to then re-enter that market as a buyer, it is intimidating. Be prepared for multiple offers (many houses get 10+ offers). And more than likely you'll be paying well above asking price. Homes sell in just a few days on market. You won't have time to "think about it," pray about it, or otherwise make a calm and collected decision. You have to act fast in today's market. There's no way around that.

Now, all that being said, here's the final punch line: if you were planning to move this year anyway, and it has nothing to do with the market conditions (maybe you're downsizing as an empty nester or you're moving up to a bigger home to accommodate your growing family) there has probably never been--in the history of the United States of America--a better time to sell your home.

Depending on the specific house and the neighborhood, home prices are up anywhere from 10-25% here in SE Michigan.

So, if you were going to be selling anyways, you have an incredible opportunity right now to list your home during the strongest seller's market of our entire lives.

Michigan is as strong as her small towns. Her small towns, as strong as our families. Our families, as strong as their fathers. This is why I believe being a father is hands-down the most important job I've ever signed up for.

One of my favorite artists, John Mayer sang 20 years ago,
"Fathers, be good to your daughters...
Daughters will love like you do.โ€

I didnโ€™t quite understand what he meant, but as a father, now I do.

Being a father isn't just a title, it's about who you are. Who you are, leaves a legacy.

Every day, I try to be the father that will pass on a bright future to our children. Being a dad for 18+ years now (yes, 18 years!), I've learned a family needs a father who's courageous, kind, resilient, patient, and fearless.

Children learn from what you do, not from what you say. So, I try my best to lead by example.

And like every other dad in the world, I'm just a human. I make lots of mistakes.

But I believe fatherhood is something worth waking up for every day. It's worth the pain of failure and worth the joy when you get it right. It's worth the time, effort, and sacrifice.

And it's worth celebrating.

So, if you're a father like me - from the bottom of my heart, thank you. If you've been a father figure to a child, thank you. If you're a mother, who takes on the role of a father, thank you. For what you do, and most importantly, for who you are.

Our towns, our families, and the next generation literally depend on who you are as a father.
