According to the National Association of REALTORS®, September historically brings some changes to the real estate market that buyers and sellers should pay attention to.

What does that mean?

BUYERS: You may see less competition, a little more negotiating room, and more time to make a decision.

UNDER CONTRACT… AGAIN!

Sometimes a real estate deal doesn’t go according to plan, but that doesn’t mean the story is over.

Linda’s seller, Daun, was almost at the finish line when the first buyer walked away less than two weeks before closing. Definitely not the phone call any seller wants to receive.

But we didn’t waste any time. We put the land back on the market, got it back in front of buyers, and within just a few days we were dealing with MULTIPLE OFFERS!

And now… Daun’s property is UNDER CONTRACT AGAIN!

This is a perfect example of why experience matters when selling land or real estate in Northeast Ohio. Deals can fall apart. Buyers can change direction. What matters is having a Realtor who knows how to regroup, remarket the property, negotiate the next offer, and keep moving forward.

REAL ESTATE MARKET UPDATE

The Federal Reserve made a move today, raising its benchmark interest rate by 0.25%, bringing the federal funds rate to 3.75%–4.00%.

So what does that mean if you’re thinking about buying or selling a home?

First, don’t panic. The Fed raising its rate does NOT mean mortgage rates automatically went up by 0.25%. Mortgage rates are influenced by several factors and can move differently than the Fed’s benchmark rate.

What this does tell us is that inflation is still a concern, even while the economy, consumer spending and job market have remained relatively strong.

For Northeast Ohio home buyers, the important thing is to know your numbers. Talk with a trusted mortgage professional, understand what payment works for your budget, and remember that waiting for the “perfect” interest rate can also mean missing the right house.

For sellers, buyers are still in the market. Pricing, condition and a strong marketing strategy continue to matter.

Real estate markets change. Interest rates change. The right strategy changes with them.
