One hour from getting the keys...and the attorney says stop.

That moment is real. I’ve seen it happen, and it is one of the most stressful things a buyer can experience. Often, the culprit is something that could have been caught weeks earlier: open permits.

Here’s what I’d tell every buyer I work with before we ever get to closing day.

Open permits aren’t just paperwork. They mean the work may never have passed inspection. And once you own the home, closing them becomes your problem. We’re talking potential costs in the thousands, lenders who can pull financing, insurance companies who won’t cover unpermitted work, and resale value that takes a hit down the road.

Before I ever write up an offer, I’m researching that property. That’s not extra. That’s the job.

Your first home doesn’t have to be perfect. It just has to be yours.

Here’s the thing nobody tells first-time buyers south of Boston: the starter home is the strategy. Every month you’re paying rent, someone else is building equity. Your first home (even if it’s smaller than you imagined or if the kitchen isn’t the one on your Pinterest board) is how you get into the game.

I’ve walked a lot of first-time buyers through this process across Norfolk County. The ones who wait for perfect almost always wish they’d started sooner. The ones who start? They call me a few years later, ready to move up, with equity in their pocket and confidence they didn’t have before.
