There’s a lot that happens behind the scenes in a community that most people don’t always see.

Events like Taste of the Region are a good reminder of how connected Canton and the surrounding towns really are.

Local restaurants, small businesses, neighbors, and familiar faces all in one place. Not for a transaction - just to show up, support each other, and enjoy it.

That matters more than people realize.

It’s also a big part of why I stay involved through the chamber and local events like this. It keeps me connected to the people and businesses that shape this area every day.

What we’re seeing right now is a shift - not a collapse.

Sales are down.
Buyers are more cautious.
Homes aren’t flying off the market the way they did a few years ago.

But at the same time:

Prices are still holding.
Inventory is still limited.
And well-positioned homes are still selling.

So what changed?

We moved out of the “anything sells instantly” market…
and into a strategy-driven market.

That means:

✔️ Pricing matters more than ever
✔️ Preparation matters more than ever
✔️ And buyers are taking their time - but they’re still buying

This is actually a healthier, more balanced market than what we’ve seen.

Most homes aren’t sitting because the market is “slow.”

They’re sitting because of strategy.

Right now in the Greater Boston area we’re still seeing:
• Limited inventory
• Serious buyers
• Homes going under agreement in ~2–3 weeks on average

But here’s the shift ⬇️

Buyers are more selective than they were a few years ago.

That means the homes that sell quickly usually have 3 things right:

Pricing (not “testing the market”)
Presentation (how it shows online matters more than ever)
Positioning (how it’s introduced to buyers)

And the homes that sit?

They’re usually missing one of those.

Walpole: Community character with the Olmsted Brothers-designed Francis William Bird Park, Commuter Rail access, and Adams Farm keeping agricultural roots alive.

Westwood: Top 10-15 school district statewide, University Station with Wegmans and luxury shopping, plus rare Amtrak Acela access to NYC.

Everyone wants to dive straight into unpacking boxes and making the space feel like home. I get it. But after guiding buyers through moves across Canton, Sharon, and Norfolk County for nearly a decade, I’ve learned there’s a smarter approach.

Before you unpack a single box, here’s what I’d do:

Week 1: Deep clean while it’s empty
This is your only chance to clean with nothing in the way. Get the carpets done. Wipe out cabinets and drawers. Clean windows. If you want air ducts cleaned, now’s the time. It’s so much easier before your life is unpacked everywhere, and it makes the place feel like it’s truly yours.

Week 2: Handle security
Rekey the locks. Reset garage codes. Change smart lock access. Even if the seller handed over every key, you have no idea who made copies over the years. Test smoke and carbon monoxide detectors. Check exterior lights. Simple steps that give you real peace of mind.

Week 3: Learn your house
Run the AC and heater. Find the main water shut-off. Locate the breaker panel. Check under sinks for leaks. You don’t want to figure these things out during an emergency. Take photos and videos of every room and major appliance. Save them in a cloud folder for insurance purposes later.

Week 4: Take care of the admin
Update your address with DMV, banks, insurance, subscriptions. Set up autopay where it makes sense. Add practical storage solutions.

Then slow down. Live in the space before making big cosmetic changes. Paint colors and layouts look different once you’ve actually settled in.

Moving in isn’t about doing everything at once. It’s about doing the important things first and letting the rest happen naturally.

Here’s the thing: the square footage you see on Zillow might not tell the whole story.

This happens all the time in Norfolk County, especially with older homes in Canton, Sharon, and Walpole. Finished basements, bonus rooms, walk-up attics, and sunrooms often aren’t counted in the official square footage, even when they’re fully livable space.

Here’s exactly how to check:

• Open the listing on Zillow
• Google: “[Town Name] MA assessor database” (for example, “Canton MA Assessor Database”)
• Search the address and open the property record card
• Look for “living area,” “GLA,” or “finished area”

That number is what the town uses for tax purposes, and it’s often lower than how the home actually lives.

Why this matters: A home may look smaller online than it truly is, which can mean less competition and smarter value. It also helps you understand what will (and won’t) count toward appraisals and resale pricing. Plus, it can help flag potential non-permitted work.

So excited for my Home Buyers who've just closed on this stunning new construction home in Newton!
