When rates begin to ease, buyers tend to re-enter the market faster than inventory can adjust. That’s when multiple offers return, concessions disappear, and the homes people really want tighten up quickly. By the time monthly payments improve, leverage has often already shifted. This isn’t about rushing or trying to time the market perfectly. It’s about understanding the full picture before assuming waiting is the safer option.

A lot of buyers are waiting for interest rates to drop. On the surface, that makes sense. But it’s not the whole story. If home prices rise even modestly while you wait, a lower rate doesn’t always translate into meaningful savings. In many cases, the monthly payment difference is minimal, but the risks increase. Higher purchase price, larger down payment, more competition, and fewer opportunities to negotiate. This isn’t about rushing into a decision. It’s about understanding the full equation before assuming waiting is the safer move. Rates matter, but so do price, leverage, and timing. Smart decisions come from seeing the whole picture, not just one number.

Standing with the top producers of 2025 after a year that required skill, clarity, and strong conversations. Higher interest rates, affordability pressure, cautious buyers, and sellers anchored to past peak values made this a market where education mattered more than ever.

One of the biggest wins was helping sellers understand value through facts, not feelings. Buyers are rate conscious and payment focused, and the market always speaks through data. When pricing aligns with reality, homes sell. When it does not, the market gives feedback.

Looking ahead to 2026, rate projections point toward more stability with potential gradual improvement, not dramatic drops. That means opportunity for sellers who price right from the start and buyers who stay prepared. Grateful to serve by providing clarity, confidence, and calm guidance in every market cycle.

Getting smarter for my clients.

I spent the day touring the city of Atlanta with a mastermind group of agents, gaining deeper insight into what truly makes each area stand out. We explored Midtown highlights like Peachtree Street, Colony Square, and Piedmont Park, experienced the history and vibrancy of Old Fourth Ward, admired the timeless beauty of Ansley Park, and took in the peaceful setting of the Atlanta Botanical Gardens.

We wrapped it all up with a great lunch at Saints + Council, the perfect spot to connect, reflect, and share ideas. A special thank you to Michelle Brown for leading an insightful and well curated tour that brought each neighborhood to life.

BridgeMill Market Update | Q4 Context for Sellers

Sharing Q4 2024 now because this quarter shows how BridgeMill finished the year and why pricing held heading into 2026.

Inventory increased from 80 homes in Q4 2024 to 89 in Q4 2025. Even with more competition and a slower seasonal market, sales held steady and the average sales price still increased from $565,833 to $577,500.

Q4 confirms what Q3 already showed. Pricing did not fall apart. Homes that were priced correctly and positioned well continued to sell.

This is why sellers should be looking at neighborhood data, not headlines.

BridgeMill Market Update | Q3 Context Matters

I’m sharing Q3 2024 now because this quarter set the tone for what followed in BridgeMill.

Inventory dropped sharply year over year, from 70 homes to 34. Even with fewer sales, the average price climbed from $581,667 to $625,667, and the top sale increased to $1.65M.

Q3 explains why pricing stayed resilient going into the end of the year. Without this context, Q4 does not tell the full story.
