Appraisal Reports Are Changing: What To Know
Important changes are happening with home appraisals. Appraisers are beginning to use a new, more detailed report, and it will be required for Fannie Mae and Freddie Mac appraisal submissions beginning November 2, 2026. The new report is designed to be easier for buyers and sellers to understand, with clearer explanations, photos placed beside the items being described, and more information about the home, improvements, property condition, market trends, outbuildings, solar panels, internet access, and other features.
The biggest thing to prepare your clients for is that the appraiser may ask more questions or request additional information. Sellers should begin gathering:
• A list of improvements, including approximate dates
• A previous survey, if available
• Information about additions, detached buildings, solar panels, or special property features
• Any documents that help explain the home and its condition
Accurate MLS information will also be more important than ever. The more complete and factual the information is at the beginning, the easier it should be for the appraiser to understand the property and make fair comparisons.
Advice is to start preparing this information early and build a little flexibility into the appraisal timeline while appraisers and lenders adjust to the new system. Also remind your clients that seeing more information in the appraisal does not necessarily mean every item affected the home’s value. The goal is a clearer report that helps everyone better understand how the appraiser reached the final opinion of value.
