A home inspection report can feel like the end of the world when you just fell in love with a house. Pages of items. Language that sounds terrifying even when the problem is minor.
Most buyers don't know how to read an inspection report. You see 47 pages and assume the house is falling apart. But every home has issues. New construction, older homes, flips. An inspection is designed to find problems. That's the whole point!!
The difference between a deal that falls apart and one that closes comes down to the agent handling it.
I categorize the issues. Safety and structural concerns are not the same as cosmetic wear and normal aging. Not every line item carries the same weight, and treating them equally overwhelms you and frustrates the seller.
We must prioritize. You're not getting everything on that list. The focus should be on items that affect safety, insurability, and major future expenses. The small stuff isn't worth losing the house over.
It is important to be open to options. Some sellers want to handle repairs themselves. Others prefer a credit or price reduction. Flexibility closes deals. Demands create conflict.
A rough inspection is a negotiation, not an ending.

Before I put a for sale sign in your yard, we're going to have a conversation. Not the one where I tell you your home is beautiful and we list it tomorrow. The one where I tell you the truth about what it takes to sell in this market.
Overprice it out of the gate and you're burning the best window you have.
I'm also going to point out things you might not want to hear. The paint color that feels dated. The furniture making the room feel smaller. The smell you stopped noticing years ago. Buyers notice. And instead of saying something, they just move on to the next listing.
I don't control the market. I can't create buyers or force offers.
This is the listing conversation most agents skip because it's uncomfortable. I don't skip it because it's the reason my listings sell.
