If your home sells above the appraised value, that difference is called the appraisal gap.

As a seller, this can affect negotiations, buyers may ask you to lower the price, cover the gap themselves, or split the difference. Knowing this ahead of time helps you set the right listing price and avoid last-minute surprises at closing.

💰 Tip: Homes priced realistically with strong comps are less likely to run into appraisal gaps.
