Found a South Shore condo you love? A lender’s review of the building can still affect whether your financing moves forward.

For loan applications dated August 3, 2026 or later, Fannie Mae and Freddie Mac retired the “limited review” for most established condo buildings. Lenders now review the full project, including its budget, reserves, insurance and financial health.

Starting in January 2027, the minimum reserve contribution rises from 10% to 15% of the annual budget. Thin reserves or recent special assessments may make financing more challenging.

Buyers: a condo that looks like a great fit may still be harder to finance. Sellers: the association’s financials can affect financing options, price and time on market.

REALTOR® + Certified Residential Appraiser

In Easton, Canton, Stoughton, Sharon, Brockton and across the South Shore, I help you consider the association’s documents alongside the asking price and appraisal risk. While many agents base a CMA on sold or current listings, I select the specific comparable sales an appraiser would actually use to value the property.

“Will my home appraise?” Price support matters, too. I’ll share a plain-English checklist to review with your lender before you buy or list.

Comment CONDO and I'll send you the plain-English checklist to review before you buy or list.

Open houses can create visibility, but they are not automatically the best strategy for every South Shore Massachusetts home seller. Their effectiveness depends on factors such as pricing, property condition, local buyer demand, privacy concerns, and how well each visitor is qualified and followed up with. Patricia explains when an open house can support your selling goals—and when a more targeted approach may better protect your time, privacy, and financial outcome.
