Closed on this one and it’s easy to see why it got so much attention.

A farmhouse-style home on over an acre, no HOA, and all the major updates already handled. Add in the separate outbuilding and proximity to Lake Lanier, and it checked a lot of boxes for buyers.

Grateful to have represented the seller on this one and help get it to the closing table smoothly.

Most buyers in Cherokee County end up looking at the same handful of neighborhoods.

Nothing wrong with that… but when clients tell me they want a neighborhood with true resort-style amenities, the conversation usually shifts pretty quickly.

Because not every neighborhood delivers the same lifestyle.

Some have a pool and call it a day. Others are built around the idea that you should actually enjoy where you live outside your front door, too.

These are a few communities I point people toward:

Bridgemill (Canton): One of the most amenity-packed neighborhoods in Cherokee County. Golf, tennis, pickleball, multiple pools, restaurants, playgrounds, and a super active social scene.

Great Sky (Canton): A quieter, nature-focused feel with pools, trails, playgrounds, tennis courts, and tons of green space woven throughout the community.

Lake Arrowhead (Waleska): More of a retreat-style lifestyle with lake access, marina, golf, hiking trails, clubhouse amenities, and mountain views that make everyday life feel a little different.

Plot twist: the lifestyle you’ve been looking for might actually be in Cherokee County.

A lot of people move here thinking they’re just getting more house for their money. More space. Better schools. A little slower pace.

And yes, you get those things.

But what people don’t expect is how much they end up loving the day-to-day here.

Weekends start looking different. Coffee shops know your order. You spend more time outside. You find yourself actually using the parks, trails, downtowns, and local spots instead of constantly driving somewhere else to “do something.”

There’s room to breathe here without feeling disconnected.

If you know what to look for, there are usually clues that tell you where there’s flexibility… before you ever write an offer.

That’s the part most buyers miss. They see the price and assume it’s final, when in reality, there’s often more room there than it looks like.
