One of the things I love most about this work is getting a glimpse into people’s lives during some of their biggest moments.

Wait… People are still using T-47 Affidavits? 🧐

I still see T-47s regularly in loan closing packages, but it’s been a while since I’ve had a standalone appointment specifically for a T-47.

With the introduction of the T-47.1 Declaration, some sellers now have an alternative that doesn’t require notarization. However, if a seller chooses not to provide certain personal information requested on the T-47.1, they may still use the traditional T-47 Affidavit—which does require notarization.

Either way, it’s a good reminder that not every real estate transaction follows the exact same path.

As of January 1, 2026, all new and renewing Texas notaries must complete state-required education course and successfully pass an exam before receiving or renewing their commission.

The goal is to improve notary knowledge, reduce errors, and strengthen consumer protection.
