I do a lot of Inspections for stick builders who do awesome work.
Phase and most finals. Can't remember finding to many big issues with any of them. They take pride in thier work.
Now! The track home builders, tons of issues. Most are usual cosmetic and safety issues, but more and more am I seeing bigger issues, I'm guessing due to lack of pride, in the trades or builders reps.
One Track home builder I did the first ever Inspection for last week is Hakes Brothers and I've gotta give kudos to them. As I was finishing up on a very clean new build, the super was there and almost all my cosmetic issues I found were fixed, (which was a pretty small list) for a new build. I was thoroughly Impress with them.
Good Job Hakes Brothers, look forward to inspecting more of your homes to see if the QA continues.

Part 2 on why to ALWAYS HIRE A 3RD PARTY INSPECTOR!
As I walk around the exterior inspecting all areas needing inspected, I see wet spots on the foundation coming from under siding. Upon further Inspecting, I found this!!!! Not sure why the Super hadn't found it before the mold/mildew has cultured. It's been going in for some time.... KB home, south side.

Not trying to knock any track home builders hired Inspectors, but to confirm the question as to why get a 3rd party inspection on a New Build, I was doing my 3rd party inspection in Navarro Ranch and Builder said his inspector was coming in to do his thing, I said that's fine, all I had left was HVAC system check, thier inspector came in, went thru the home, (left water running in half bath sink and upstairs master bath sink) and was done and gone before Heater got to desired temperature I was looking for, he was there less than 20 minutes. I turned off water left on when I was checking temperatures coming from register vents. How can a builder hired inspection be completed in less than 30 minute's?????
ALWAYS GET A 3RD PARTY INSPECTION!!!!

Ok! Realtors..... Please allow myself or my company to schedule the Inspections We are hired to do thru showing times. This gives me the access info I need to gain entry to the home. I appreciate the help but I need to schedule my own Inspections as I've had the Law show up too many times already because I could not schedule inspection to get an Alarm code because I wasn't told there was an alarm.
I do have supra access, but if home is on a Lockbox or has an Alarm, I need that valuable info for myself as well.
