What is a Comp? A CMA? How do I know how much this property I’m buying is worth? I’m ready to sell, how do I know how much I should list my home for?
Well, a comp can give you an answer to all of these questions.
A Comparative market analysis is a tool Realtors use to estimate the value of a specific property by evaluating similar homes that have recently sold in the same area. There are several factors that go into determining how much a specific property is worth such as square footage, property’s age, condition, number of bedrooms, bathrooms, lot size, location and even terms of financing! A comp is not an exact science, but it is more of an art form. Getting this number right initially can lead to a quick sale, at top dollar market value.
