Why a contract?

We require a contract approval with every client not just to protect our clients and our inspectors, it is the law in the state of Florida. If you hire an inspector, be sure of their credentials. Ask for their lisence number, what training have they had, experience, and on average how many inspections do they perform daily. We only schedule up to 2 full inspections a day to allow ample time for our clients inspections. Our inspector is a member of Internachi with over 45 certifications and successful course completions. We send our clients our business card via online or text which includes those certifications and our lisence number and can provide our insurance information. And most importantly, we protect everyone involved by following the law and requiring an electronic approved contract prior to any inspection. We are happy to answer any questions prior, during, or after an inspection. Many times wind mitigations and four point inspections can be copied to you insurance agent and the home inspection reports to your realtor. If you're looking for a fast, cheap, and contract free inspection, then we may not be the ones to call. We have seen posts that people make about not having or having gutters in Florida. As a home inspection company,, and no affiliation with any gutter contractor, we wanted to offer some insight. Gutters can be advantageous to a homeowner as long as they remember the following:
1.) Keep the gutters clean of debris. If the downspouts are clogged or blocked, water will accumulate in the gutter and possibly overflow onto the facia and/or roofing system causing structural damage, rot, mold, or premature wear. Yes, we see this all the time.
2.) Downspouts should terminate no less than 4 to 6 feet from the walls of the house. Because the downspouts concentrate the flow of rain water in one area, they can cause erosion which can flow back under the slab of your foundation which in turn could leave a void causing the foundation to sink and effect the structural integrity of the structure, same as not having the gutter and downspout system. Landscapers hate this as it gets in the way of mowing the yard but it's much easier and less expensive to replace a downspout damaged by a mower that fixing a sunken corner of a home.
3.) Don't let the gutter company terminate a gutter to drain onto the roof. This creates the same erosion as a downspout on the ground but can decrease the life of the roof in that area by as much as 50%. Gutters above a roof should have a downspout that supplies the water to another gutter below. This will help divert the rain water to the group and add some life to your roof. We see this still on new construction typically at the weakest area on the roof, near walls or on flat roofing. It's just a matter of time before a leak appears.
4.) Replace damaged gutters and downspouts. Water intrusion from tears or holes can also lead to structural damage, rot, mold, and costly repairs.
5) A lack of gutters and downspouts may cause the water to create lines of erosion directly under the edges of the roofing system. Again this may create erosion, uneven soil conditions, accumulate moisture, allow mold/mildew to grow, landscaping concerns, and structural issues.
6.) Be sure you have a downspout every 35 feet to divert water efficiently.
7.) Be sure the gutter slopes approximately a third of an inch for every 10 feet. This will help the drainage system from ponding water.
8) Be sure the right size gutters and downspouts are used for the roof area.

Yes gutters are important in Florida and will only help protect your home if maintained. By investing in gutters and downspouts, you can help protect your investment. Seeing what we've seen, our opinion is spend a little on gutters or downspouts or spend alot on the eventual damage.

Why would you need a home Inspector? For home insurance discounts, new construction, or purchasing an existing home. But sometimes we've arrived at a home only to advise the client they don't need us and we didn't charge a thing or just charged a travel fee.. Wait, what? Absolutely!! If we determine an insurance inspection might end up costing you more in insurance premiums and isn't required by your insurance company, we will ask if you want us to continue.
