U.S. housing starts experienced a significant decline in May, reaching their lowest level since the pandemic-led shutdowns in 2020. This weakness is attributed primarily to restrictive monetary policy and high mortgage rates, impacting affordability and demand. While unusually wet weather may have contributed to some extent, the overall trend in housing starts and building permits has been downward over the past few months. This decline in residential construction is expected to weigh on Q2 GDP growth. The outlook for June remains bleak, as indicated by the latest home builders' activity index, which fell to a six-month low. The combination of high mortgage rates and increasing inventory of new single-family homes is further dampening demand. However, a growing population and workforce provide some support for the housing market. A rebound in housing starts is anticipated only when borrowing costs fall, and this latest report reinforces expectations of a Fed rate cut later this year.
