A little over five years ago, I packed up my life in Montreal and moved to Southwest Florida. 🚘 📦

I won’t pretend it wasn’t scary. I wondered if I was making the right call, and yes, I worried about missing home (poutine, obviously 😂) and missing my family.

But five years later? This is home. The sunshine, the water, the pace of life, the life I’ve built here, I wouldn’t trade any of it. Some of the best decisions come with a little fear attached, and this was one of mine.✨

I still go back for the poutine and the people I love every chance I get. But Southwest Florida is where I chose to build my life, and honestly, it’s been worth every bit of the leap.

Magic Kingdom today, market talk tomorrow. 🏰

Almost every buyer who's new to Florida starts the same way: “We love it near Disney.” And if you know me, you already know… I would do just about anything to live near Disney. 😂✨

But loving a vacation spot and choosing where to actually live are two different decisions. Orlando gives you the parks, plus the traffic that comes with them, and no beach. The Gulf Coast gives you beach life and boating, still just a drive from the parks whenever you want them.

I won't tell you which one is right. I'll tell you to think about your regular Tuesday, not your vacation week, before you decide. That goes whether you're moving across town or across a border. 🌴

Would you ever waive a home inspection? 👀

Maybe your answer is absolutely not.
Maybe you’d consider it if the house looked perfect and the price was right.

An inspection is one of the most important protections you have as a buyer. A beautiful home can still be hiding expensive problems behind the walls, above the ceiling or under the floor.

Every situation is different, but before giving up that protection, make sure you understand exactly what you could be risking.

🏡 Thinking about moving to Florida or buying your first home here? You’re going to want to know about this.

There’s a proposed constitutional amendment on the ballot this November that could significantly increase Florida’s homestead property tax exemption for qualifying homeowners.

And here’s the part I really want you to pay attention to 👀

If you establish Florida as your permanent residence by December 31, 2026, you could be eligible for the full expanded exemption if the amendment passes.

If you establish residency on or after January 1, 2027, the proposed rules would start you with a smaller exemption, with a five-year wait before you could qualify for the full benefit.

Now, before you start packing your bags 😂 nothing has been approved yet. It still needs at least 60% voter approval this November.

But if moving to Florida or buying a home is already part of your plan, this is definitely something worth knowing about before the end of the year.
